Inspection & Writing Assignment:

For the inspection and writing portion of the residential plumbing overview course, I took a picture of the hot and cold water supply lines and stops feeding my kitchen sink. The lines are made of 1/2" PEX piping and are color coded corresponding to the hot and cold lines. While to my knowledge not a listable defect, I believe from use that the lines should have a support brace located near the stops to prevent the sagging that is evident from the picture. There is also a T in the hot line to branch out and supply the dishwasher. All three lines do have indepent stops for servicing of the fixtures.

For the research and writing portion of the Residential Plumbing Overview course, I read the artice on NACHI.org about anti-scald valves. This article explained the need for these fixtures and their process for regulating waer temperature at individual fixtures or the whole house, depending on installation. This article did prompt me to check if the fixtures at my house have them installed.

A clothes dryer vent pipe is for the home owners safety. It releases hot air and lint to the exterior of the house, so there is no build up inside that could possibly lead to a fire. It should be no more than 25 ft in length and no less than 4 in in circumference.

Most water heater tanks are steel with a thin glass lining to protect the metal from corrosion. Since the lining eventually cracks, tanks have a second line of defense against rust: a long metal anode rod that attracts corrosive elements in the water. When the rod itself becomes so corroded that it can no longer do its job, the tank soon rusts out, leaks and needs replacement.

This is an inspection image of a leaking drain pipe tail piece that a home owner installed himself at an inspection that I done. I labeled this as a defect in my report and recommended repairs be made by a licensed plumber.

The article Sewer gases in the home… The article mentions several different gases which can come from the sewer into your home and can be dangerous to your health as well even being explosive such as methane gas and hydrogen sulfide. Some of the mentioned gases at certain levels can even attack nerves that can cause you to loose your sense of smell

Pictured is the underside of a typical kitchen sink. p-traps from both the food waste grinder (garbage disposal) and sink drain are visible. Also visible is the dishwasher discharge hose which is attached above the drain trap. There are shut offs for both the hot and cold water, which are easily accessible and operated.

“Garbage Disposals for Inspectors”

Food Waste Grinders or Garbage Disposals are designed to shred food waste so that it can fit through plumbing. They are typical electrically powered and in residential homes they will be located below the kitchen sink. An inspector should test the garbage disposal by first running the water and then turning the disposal on. The inspector check for leaks and make sure that it is connected to a drain line at least 1.5 inches in diameter, the drain must also have a trap installed.

Looking at the water heater you can see the supply line coming in. Looks like the shut off valve is not in the right location and were missing the dripleg. The fuel shut off line should be upstream more allowing room for the dripleg. You can see the TPR valve is there with the correct drain line with a appropriate air gap.

Temperature/pressure-relief or TPR valves are safety devices installed on water heating appliances, such as boilers and domestic water supply heaters. TPRs are designed to automatically release water in the event that pressure or temperature in the water tank exceeds safe levels. f temperature sensors and safety devices such as TPRs malfunction, water in the system may become superheated. Once the tank ruptures and water is exposed to the atmosphere, it will expand into steam almost instantly and occupy approximately 1,600 times its original volume. This process can propel a heating tank like a rocket through multiple floors, causing personal injury and extensive property damage.

In this photo image of the toilet, I noticed a leak coming from inside of the wall. This building was equipped with p-trap primers to prevent the p-traps from water evaporation, and the possible chance for gasses to come back into the occupied spaces. These p-trap primers developed leaks, as they were not installed properly.

The image I studied was one of a sewer line that a camera was brought down to inspect a clog in the line. As the camera reached the clogged area, they noticed the line had collapsed due to aggregate under the pipe. The plumber back filled the sewer pipe, and the pressure of the compaction, and the aggregate not being the proper substrate, this causing the pipe to collapse.

Shown in this picture is the plumbing rough in for a washing Machine. The hot and cold supply lines with a shut off valve. The inlet for the drain is at least 18 above the trap weir, it is also connected directly to a vent pipe which runs to the rooftop vent stack.

After inspecting the water closet, it is of serviceable condition. It was tasted for adequate flushing and passed. Tank filled back up. Tested the flange bolts and commode is firmly in place. No water stains or soft floor. Recommendation: flange bolts are in need of caps to protect from corrosion.

For this assignment I choose Chimney Height. Based on the picture, the chimney stack need to be a minimum of 10 feet from the room slope. Additionally, the peak of the chimney should be at least 2 feet above the roof surface.

This is a photo of a gas water heater. From the photo you can see there should be a discharge pipe connected to the tpr valve which is a safety hazard. This unit is properly vented to chimney. It also has properly installed shut off valve.

It will pretty much be under every kitchen sink, lavatory and utility sink. Its designed purpose is to prevent foul smell from coming out of sink drain.

Inspection & Writing Assignment:

This is a domestic hot water heater that uses hot water from a propane fired boiler. The water heater acts as a heat exchanger using 180 degree water from the boiler and heats the well based domestic water flowing from the well pump feeding plumbing fixtures throughout the house. It is equipped with a TPR valve and a thermostat for water temperature just like a gas fired hot water heater. The heat absorption rate is less than 200,000 btu and the heat transfer medium must be at 30 psi max pressure.
