This is pretty common in our area. I really don't have this trouble on house's that I have inspected because I put life expectancies in my report. It is usually the one's that I did not inspect and I usually charge anywhere from $50 to $100 depending on how far out of the way it is. They are just trying to make sure the roof will last a few years after these people buy it. If you don't think it will make it, don't say it will.
