Examined your photos, but found it difficult to recognize.
Photos do not always do justice to what you want to perceive.
Photo 1;
What is that round thing at the bottom of the picture?
If it is a lawn sprinkler, that it your culprit.
Photo 2;
What are dark spots on? Vynle, metal, wood, or composites?
Photo 3 Looks like coral brick masonry of some sort that I do not readily recognize. What is the return to the door composite? It looks like parged on stucco on block.
Photo 4;
Hardboard Siding terminating on to masonry block foundation parged with stucco and caulked with hardware sealant.
My guess at this and would conclude that moisture intrusion is the culprit at this.
More info would be helpful. Very difficult to make an analysis with these little pictures, if you know what I mean. The big picture always helps. ha. ha.

Thanks Marcel, I figured it to be and issue with the windows and doors, seeing as they are made out of wood and are located on a large saltwater canal.
