So far, I haven’t seen her trying to blame the home inspector. Also, the inspection (if she did one) was probably 30-55 days ago when it was much cooler and the snakes would have been denned up, so it is unlikely that a HI would have seen any.
And it reminds me of a story from 25 years ago. The inspection was in the winter, but the HI noted the presence of an unusual number of dead bees in the basement and recommended further evaluation. The buyers did nothing, but that spring there were bees everywhere. They summoned a pest removal guy who found a huge hive in the wall. The buyers sued everyone and the judge dismissed the HI immediately saying that he had done his job.

The real snake is the listing agent that isn’t cooperating. I wouldn’t be surprised if the buyer didn’t hire her own agent or an inspector.

Last year I found a dead bat clinging onto a furnace filter. I called the buyer, the buyers brother, and the buyers father-in-law down to the basement to show them my discovery. I snapped a photo of the filter for the report and recommended further evaluation and to seal openings in the soffit.

About a month and a half later, the buyer let me know through a nasty one star Google review that they had a bat infestation. No shit?!!

When I was inspecting my house 19 years ago, I found a dead bat in the furnace blower. How the heck, does a bat get into a closed return air system?
Did you contact your client to discuss the one star review? On the other hand, we’ve all had similar occurrences where our client blames us for not listening to us.

All of us have probably placed baseball cards on our bicycle forks as children. Makes that distinctive sound as the wheels go round.

I heard the exact same sound on a Honda Civic when the heater fan was turned on. When i pulled the blower motor out there was a dead mouse with his tail hanging out of the squirel (mouse) cage blower fan.

They removed it when I asked them to review the contract and report and to ask the brother and father about their recollection of the inspection.

I’ve never found a live snake but have found snake skins in an attic, in a basement, and in a crawlspace in the past.

I’ve seen several, but one February, I found a large bull snake coiled up in a remote corner of a basement contentedly over-wintering. My client did not share my amusement or sympathy for the snake.

I know I have posted this before, but once going into a crawlspace and opening the hatch, there was a 4’ snake skin hanging from opening. I hate snakes, and took the skin to REA and client and said I don’t care for snakes and was not sure about going into the crawlspace. Both gave the one “eyebrow” look and I said I would go on in. It was tight, but the air handler was in there so I was able to get a good inspect in. With snakes on my mind.

The HVAC inspector came in to inspect just after me. After he inspected he said to the agent and client…" Holy…, there was a huge King snake sitting on the top seal of the crawlspace opening…"

Dude was there the whole time I was in there, and I never thought about looking any where but forward. Lesson learned and I do know King snakes are harmless, but my bowels tend to overreact…
