Can anyone give me a good write up for foundation brick that is spalling. What is the recommendation one gives for such an issue. I know what it is and I can explain it to the client, but don’t know exactly how to phrase the observation and recommendation in my report. Thanks so much
What area are you in? How bad is the spalling? Your narrative can change based on the answers to those questions
Have brick just above grade that is flaking off. Location of home is Des Moines Iowa

Here is what I say: “Spalling is present on the bricks. Spalling is the exfoliation or sloughing away of the outer surface of brick due to water absorption and exposure to freeze-thaw cycles. I would recommend a second opinion by a qualified brick mason who could repair or replace the damaged area.”
