Water heaters located in a garage must be elevated a minimum of 18 inches above the garage floor. As always, HIs must be careful because the existing stock was allowed to be sold and may show up two or more years after the change was required

The maximum length of a clothes dryer vent hose after the unit connection is 35 feet. Each 45-degree elbow reduces this by 2 1/2 feet and each 90-degree elbow by 5 feet. The vent must exit to the exterior of the building, not in garages and crawl spaces, as we often find them.

The purpose of the IRC (International Residential Code) and scope is to provide the minimum requirements for building 1 and 2 family dwellings not exceeding 3 floors. The minimum requirement’s must provide adequate information highlighting variables like structural, electrical, mechanical, plumbing and safety. One important things the scope covers, is who the building official is and what their responsibilities and liabilities are.

In reference to the question: When there is a conflict between a general requirement and a specific requirement, which provision shall be applicable?

The specific requirement trumps the general requirement. The code is designed to be a blanket that covers all of construction; However, certain requirements such as those listed under UL have specific design specifications that supersede the requirements as listed in the IRC.

  • What is the purpose and scope of the International Residential Code? The purpose of the IRC is to ensure codes are met with one to two family dwellings and no more than 3 stories above grade plane in height. Also to ensure structural safety, protection from the hazards of a fire, and life safety.
  • What is a dead load? A live load? Dead load refers to floors, roofs ceilings, stairways, finishes and so on. Live loads simply mean wind, snow and people living in the structure.
  • What is the minimum ceiling height permitted for a living room or bedroom? A hallway? Bathroom? Basement? Where can a reduction in such heights be acceptable? The minimum ceiling height for a basement, bathrooms, toilet rooms and laundry rooms, should be 6 feet and 8 inches. On the other hand for habitable rooms, hallways and portions of basement should be 7 feet.

A natural gas flue must terminate at least 5 feet above the last appliance connected to the flue. The overall height of the flue must be a minimum of twelve feet above the base of the losest appliance.

Gas shut off valves must be located in the same room as the appliance. The valve must be upstream from the union or flexible connector and it must be accessible.

Lavatory sinks require a 1-1/4-inch drain and trap, while kitchen sinks and garbage disposals require 1-1/2-inch drains and traps. floor drains must have a minimum of a 2" drain and must have a removable strainer.

    shall not be cut or notched to a depth exceeding
    25 percent of its depth. Studs in nonbearing partitions
    shall not be notched to a depth exceeding 40 percent
    of a single stud depth.
  2. Boring. The diameter of bored holes in studs shall
    not exceed 60 percent of the stud depth, the edge of
    the hole shall not be less than 5/8 inch (16 mm) from
    the edge of the stud, and the hole shall not be located
    in the same section as a cut or notch. Where the
    diameter of a bored hole in a stud located in exteriorwalls or bearing partitions is over 40 percent, such
    stud shall be doubled and not more than two successive
    doubled studs shall be so bored. See Figures
    R602.6(1) and R602.6(2).
    Exception: Where approved, stud shoes are
    installed in accordance with the manufacturer’s
    instructions.
