I just recently lost my full-time job. I’m close to finishing the course to get me license, but i was wondering if anyone could give me their thoughts on how long once they were a licensed home inspector to landing their first jobs? just trying to figure out if i should go get another job in the meantime until i can get inspections ramped up
There would be countless answers to this, it totally comes down to the marketing you do and the competition you are up against, a different answer in every market, hopefully you researched whether there is a need in your local market for another inspector. If your local competition can fit an inspection in there schedule quickly there is possibiy no need for another inspector. If no one likes your competition it could be easy, however I doubtbt there are many undeserved markets. In most markets you are going to have to take the h e business from your competition, what effort do you plan on putting in to b accomplish that
Yes, go get another job. I am not disrespecting you but the question in and of itself indicates you may not be ready for prime time. But, keep going at it hard and read as much on this forum as you can.
We want you to succeed. Best of luck!
Only you can really answer those questions.
How good of salesman are you? Your audience is real estate agents. They know what a home inspection is. What should make them choose you as a new inspector over the established ones they already use?
How many months of wages do you have saved up that you can and are willing to tap into until you can replace that level of income? Also, did you lose health insurance? If it’s not very long, I would look for another full-time job. Realistically, you should probably have a couple of year’s worth. Even a bit more for unforeseen expenses.
In the area that I inspect, home sales are still down. It would not be an ideal time to be starting out here. Some inspectors on here claim that they are booked solid for 2 months with multiple inspections each day. If you are in an area that is as busy as they claim, you should be golden.
With that being said… I know of not one single Agent/Realtor with a legit Client and a PA (Purchase Agreement), that will EVER wait two months for an inspector so the Sale can close and they get their paycheck! In my area of Rural Southern Minnesota, 3 to 10 days is the standard, with two weeks being the exception. The only other time that I have a client with a more flexible contingency period… is with a FSBO (For Sale By Owner)!
(Before all the haters jump in… YES there are always exceptions to everything)!!
In my area we only have a 10 day inspection period. I’m sure most areas are the same, so how can any company be booked for 2 months? Doesn’t make much sense. But what the heck do I know.

As it is in my area and everywhere else that I have ever heard. They claim this, while also being on here multiple times a day. It’s their story. They can tell it anyway they want.

Where are you located?

Most of what he does is new condo construction in a bustling market. For me, I get a new construction customer 3 times. Pre-drywall, final and 11-month warranty. All of which can be scheduled well in advance and likely is for the snow birds who do not live in the area.
And for some, 3 inspections a week is a full schedule. Not impossible to consider.
It’s more than one inspector. Some are just more dramatic than others.

True. I do 5-7 inspections a day and never get out of my truck because I am just that efficient.

You only work half days?
Posting on the forums multiple times during the day usually indicates how busy inspectors are. ![]()

never get out of my truck..
You have to drive there to do the inspection? Amateur.

That can depend on a few things. Such as where you’re located and how busy your market is at the moment. And more importantly how much money you have put back.

You should get another job and forget about inspecting. This is not an “Easy Money” career unless you intend to be a minimalist and screw the consumers. It is not a “Fallback Career” when you lose your job and choose not to look for another in your career field and improve your position in the career you are trying to leave. Any attitude of these types is a path to failure in this career. Along the way in that failure path you will learn some hard and expensive lessons.
funny i was working on this and intended to pursue this career before the market fell apart in my industry. i only have the mock inspections to do before i am certified. i phrased my question wrong. i will be completing this today, and already have marketing in place, along with a few very solid conects. i was just curious how soon some of you had any kind of flow coming in once certified. i have a family to feed and am hungry. i will make this work. so F off
that was intended for the haters that cant handle any new competition coming in. if you’re good at your trade there is plenty of work for all!!

Hmmm so you want everyone to “F off”? You’re starting down the path of failure if you do not change that attitude.
As for competition I seriously doubt you are any competition at this point unless you intend to low ball, do minimal work, and screw consumers just to get the job.
You “have a family to feed and am hungry” and yet you will put them in a bad position with a pipe dream instead of getting a job to provide for them? That sure is an indication of a persons character or lack thereof.
