Vent Boot

just pointing out my observations Kevin.

Look at the shingles he re installs.
Hmmmm. Funny they are not the same manufactured shingle
They are not the same in weight nor color.
I do not like his method of instalation myself.
I think it is deficient and the boot is inexpensive. Cheap I will say.

I used fasteners at the circumference of the boot flashing. Never near the roof penetration.
Every time you make a penetration you make a possible water entry point of worse.
Top and extreme side circumference get nailed. 4-5 nails total.
Back dressed any area that got nailed using caulking.
( back dressing is appling caulking under the material so it is invisable.)
Plastic cement asphalt bitumen not tub caulk. Summer or winter grade.
I do not own a small caulking gun for roofing.
I use a manual loading gun. Saves you time and money.

No not the best but if you saw the way it is done here you would appreciate this for sure.

Kevin if I were in my younger years and had some sense in my head I would have gone to small towns and set up shop.
I totally understand about the attitude that becomes a norm in smaller towns and citys.
Yes I agree it is better then some I have repaired.

I suspect a passion of doing things right is what lead you to home inspection training.

Roofer says this is ok and that I’m unqualified to inspect roofs.

It looks wrong to me. What do you guys think?

This was on the roof of my morning inspection. A new roof. They used the wrong size on one of the plumbing vents. Filled the gap with tar. Very soft to the touch due to the heat. It will leak.

Personally, I think the roofer is unqualified by using one of these boots. I hate seeing those rubber vent boots…the seal never lasts as long as the roof covering, especially if you have to caulk them…lol. By the way, if use roofing cement on rubber, you will have problems.

Standard roof cement, even in a tube, has solvents in it that will destroy the rubber over time. If caulking is to be used on these to prevent leaks, it should be a butyl or other sealant approved to be used on rubber or EPDM roofing.

Can you determine what type of sealant was used by looking at it?

You can tell asphalt based already I am sure.
Silicone is obvious.
Urethane and butuyl may be tougher to distinguish.

Juan, your boot looks like black silicone. The point is - if the seal is caulked, then the boot is not performing as designed…I usually recommend replacement with a lead boot, which adjusts to any pitch.
