I will be inspecting a well pump tomorrow and thought I might get some good advice from you guys. Anyone out there routinely check well pumps? Is there something special I should be looking for? Thanks for any advice.

Run water and watch pressure gauge. If pump continuously kicks on, the pressure tank is probably waterlogged. All tanks should have a pressure gauge. Around here they usually run 40psi on to 60 psi off depending in variables. If the pressure tank bleeds down without anything on you have a leak in the supply system. Check for leaks in the pipes and connections but most commonly they’re just sweating. There should be a shut off switch near the pressure tank.
Submersible pumps (in well casing) last 15-25 years depending on use. I had one with a ground water heat pump--took water from the well through the furnace and dumped in in a dry well--that only lasted 8 years.
Well pits are outside the house and usually contain the well casing and pressure tank and sometimes the jet pump is there too. Make sure the pit has a lock to prevent small children from falling into it.
