well water and pump inspection

I have an inspection on Monday where the home has septic and well water. This is my first inspection of a septic system and a well water system. Any advice on what to look for and how to look for it. icon_question.gif

When I check a well system, I look for:

Corrosion on the pressure tank
The pressure at which the pump cycles on (start)
The pressure at which the pump the pump cycles off (stop)
The elapsed time for this cycle with one faucet wide open.
If the time the pump runs is less than one minute, I call it short cycling and needs to be adjusted by a plumber with well pump experience.

The septic system is a different matter. This is usually performed for and paid for by the seller in this area. My VISUAL inspection is limited to:

The type of system ie. septic tank with leach bed or field, with a pump back system, - Control Alarm button tested for function; and if there are any unusual conditions in the leach bed or field area. I also disclaim liberally, as in " septic systems are outside the scope of this inspection report"
