Our esteemed leader, Nick has written an article called “What really matters in a home inspection.” If anyone is not using this to get in with new realtors, mortgage officers, and clients, then you should be. I have shown that to several realtors recently who have all said that they are glad to have something in writing they can give to clients to put the whole thing in perspective. Nick did an excellent job, as usual, in writing this letter and I have reproduced it on my letterhead and pass it out at open houses for the clients, and anywhere else I can put it. Just another reason that NACHI is #1.

Agents (the few who can read) love it because it keeps their buyer (often a first time buyer) from getting rediculous while permitting the inspector to be thorogh. I’ve seen agents use it in their own personal brochures.
Members can put their own name on it as author (need not credit me).

I referr to this important information before the start of EVERY inspection. I use it to help set expectations for the buyer and the seller. The agents love it. It’s a part of my brochure and mantra when selling my services over another inspector. It sets the tone, and brings down the client’s bloodpressure… most are scared sh**le$$ to begin with.

Resurrecting an old but worth while post concerning “What Really Matters”!
I use the letter straight off of the NACHI web site and include a copy with every inspection report. Hopefully by doing so I'm promoting NACHI and it's genuine concern for enhancing professionalism in the Home Inspection industry.
I've had positive comments and "thanks" from several realtors for reinforcing their efforts to keep the buyers from getting too "nit-picky". It seems that the realistic and positive comments regarding the inspection process from a professional (Nick), outside of the immediate transaction has reportedly had a positive impact on several negotiations.
