I am on a home inspection at the house that I inspected in November 2021. It has been purchased by somebody else and is up for sale again. Would you disclose that to the new seller or not?
I tell my clients when it happens. I spin it up for them. “Good news, I have inspected this home before and it gives us a second look which will be in your favor”.
No Discounts.
I also review my old report just to ensure any previous defect that remains is reported on.
I have definitely done houses that I’ve done before but usually a year or so apart never a month and a half.
Just treat it like a brand new inspection and try not to say oh crap when You find something You missed last month…

Same home, new inspection…smile all the way to the bank!..I may, or may not, tell my client.
I’ve had this come up a few times over the years and I generally just go about it as normal. It’s funny that people want a discount (if they somehow know I was there before) think it’s easier. I find it actually takes longer since I have to review my old report. It used to stress me out if there were things I didn’t find before but I’ve finally just accepted that you’ll never find all the exact same stuff two different day. The main thing is to catch the big things
Recently did a re-inspection just a few months apart. Didn’t look at the first report beforehand. The client informed me that the roofing material was replaced. Flat roof with rolled roofing. It looked 10 years old and really sloppy work. The RA and the buyer came up on the roof and agreed that it did not look new. I pulled up the first report on my phone and sure enough, it was a new roof. I called the house flipper who had me do the first inspection and asked him if he ever looked at the roofing work that was done, said he didn’t. Sent him some pictures, he was shocked. The buyer said he wouldn’t buy the house unless the roofing material was replaced.
From what I understand the roofer is being sued, a new one has been hired, and believe it or not everyone but the first roofing contractor is happy. I thought I might have lost the house flipper as a client but I’ve done more inspections for him since then.
It was a lesson for me because I went into the inspection thinking easy-breezy fast money, new roof, I’ll just take a quick glance up there, wrong! Gotta inspect em like you’ve never seen the house before. Also, I’ll look at the first report from now on beforehand.
