You might be right. I have heard from agents that there will be a guarantee.

However, I spoke with someone who listened to Citizens’ conference call on Thursday who told me what I posted above (post #57).

It says…

Retail Inspections Target Live Date - January 2013.

  • Policyholder option to use Citizens Administrator.
  • Policyholder responsible for payment.
  • Citizens will defer reinspecting, with some exceptions.
    • Citizens reserve right to reinspect if other inspection firm is utilized

This underlined/italicized sentence read “Citizens agrees to not reinspection for up to 5 years” in committee documents in November. It seems to me they are moving away from a “guarantee”.

Only inspectors that perform them poorly or are dishonest need fear re-inspections.

I would think that if you did the inspection properly, documented everything with pictures and in some instances, manufacturers information, NOA numbers and everything else that you can find, there wold be no need for a re-inspection.

I can happily say, that not one of my inspections has ever been questioned. I have even gotten compliments from agents and Realtors about the thoroughness and the presentation.

Agents will start referring the preferred vendors only. Right or wrong, the agents cant be bothered by the disturbed workflow, if they can avoid it, they will.

Points well taken. However, if you are an insurance agent, or a real estate sales person who ha wind of this, who do you think they are going to tell their clients to use?

So why can’t we guarantee that no credits will be lost if reinspected.

Interesting thing is are they suggesting for a buyer to hire a separate wind inspector to do that inspection during a home inspection.

Because “we” are not the ones who determine the discounts.

This is America. You can do almost anything you want. “not really but we pretend so”. Chances are you would not lose a dime but I wound not make a gaurentee that I could not assure. Even if it made more money to say so and I did not lose much when I lost.

I just do not feel right saying I can control something I cannot. It would bitwe you in the a s s when they change the form of definitions like we all know they will. I am actually surprised we have not heard an announcement since the ruling on the West coast.

I no longer give a rats a s s. I am getting out the first oppertunity I come across that is good enough. Or when I break my foot or something. Oh wait that already happened, hmmmmm.

HHH Home Inspections LLC guarantees that if the present homeowner is reinispected “that no wind mitigation credits will be lost provided that there are no changes or inaccuracies to the form”…

Yea yea I know, a lawyer or some other entity will have to come up with the verbaleez.

I would be curious how citizens, or another inspection company
could legally “guarantee” anything.

I think something along the lines of, we at hhh inspections will strive to provide the most accurate inspection possible. In the unlikely event that a credit is removed due to an error by hhh, a refund will be issued.

they guarantee it cause it sounds good and they hardly loose squat if it happens.

More customers gained, cause they claim it then they will ever pay out if wrong.

Good idea, just don’t give them any credits in the first place…Now you’re covered.

In my opinion, from all the mismanagement, news articles etc… who would trust Citizens for a recommendation of an inspector/company, daaaa
I’ve been out of the business for over 1 year.
I laugh when the news refers to the fiscal cliff, might cost a person $300 a yr. What would they call what happened in Fl over the last 1 yr, between taxes and ins it cost me over $2000. How many have lost their homes from the taxes and ins increase?

Interesting concept, I wonder if the federal gov, could/would charge Citizens with RICO if they try to implement this;use our inspectors and you will not be reinspected. Citizens being in the public sector falls under a different set of rules/laws.
