Hi guy’s, im not an inspector (yet) I’m studying still, but today when commenting with someone I was doing the InterNACHI course they ask me a question that honestly I have no clue about (for obvious reasons) so I decided to ask here.
A house that has a roof (in good condition) installed in 2015 but doesn’t have a permit pulled for the roof replacement (don’t know the reason why) can pass the wind mitigation inspection or just the fact it doesn’t have a permit, even if it was brand new) would be a straight fail?
Maybe the question would be, on the wind mitigation inspection are reported only the conditions of the roof or it goes deeper into whether it was installed under a permit or not?
NO Permit means NO Inspection.
NO Inspection means NO Oversight.
IMO… If there is NO Oversight, it should be an automatic FAIL (for insurance purposes).
It is not a fail.
Simply follow the state promulgated form.

Unlike the 4 point, doesn’t matter if it’s leaking, how much useful life remains, etc
The purpose it to determine if the roof is code compliant & what rating/approval for all openings. The weakest link wins!
The insurer will decide what is a pass or a fail. Your job is to complete the report form based on your observations and the information that is available to you. If no permit is available, put “None” or “N.A” in the “Permit Application Date” field, (or just leave it blank) and check the “No Information Provided for Compliance” box. Checking the box is important.
Individual insurance companies can have lesser or greater requirements than Citizens, but they all use the Citizens report. It’s their call on what they will or won’t insure. Citizens is the insurer of last resort and they are overwhelmed with applicants right now because other insurers are either refusing to insure properties or they are charging rates that are not affordable. If a home owner goes to Citizens for insurance, they are almost certainly going to need a permit for the work.
Submit the report & see what happens.
May be accepted. If you don’t ask the answer is no.
If they get inquisitive perhaps they’ll elevate the issue, come back & say proof of permit required or get lost.
Citizens will not accept if there is any other company/companies that will offer coverage. Even if the premium is a billions dollars.
I went thru this stuff. Got a letter from Citizens with two offers.
One was $6K, the other $9K. They said I have 3 weeks to choose which one or they will choose for me.
It’s their new Depopulation Program.
Just answer the questions on the form:
Select all roof covering types in use. Provide the permit application date OR FBC/MDC Product Approval number ORYear of Original Installation/ Replacement OR indicate that no information was available to verify compliance for each roof covering identified.
If they have an invoice for the replacement, use that.
