"Advanced Training for Inspecting HVAC Systems for Home Inspectors" online course

Inspection & Writing Assignment:

In the picture above the inspector is seen taking off the cover panel of the electrical panel. Using magnetic clamps to take off the cover to decrease the chance of getting shocked to electrocuted. Hes also shown using a drill to take off the screws in the panel.

Solar power is a becoming more of a reliable and clean source of energy. A good thing about solar energy is it produces no pollution where the burning of fossil fuels release over 21 billion metric tons of carbon dioxide in to the air annually causing high pollution in the air which destroys a lot the environment.

This is a Rheem Central Ac system built in may of 2013 its a 45 amp max Ton, 14 SEER, R410a Air Conditioner Condenser. This A/c was found to be in excellent condition at the time it was inspected. The 13/14AJM condensing unit was designed with performance in mind. These units offer comfort, energy conservation and dependability for single, multi-family and light commercial applications.

Research & Writing Assignment:

This article is about the periodic maintenance and care of a Central ac unit. Although annual inspection recommendations should be done by a trained professional. A home owner can do a lot of care for the unit themselves. Some of the steps one can take in maintenance would be removing any leaves, spider webs and other debris from the unit’s exterior. Trim foliage back several feet from the unit to ensure proper air flow.
Remove the cover grille to clean any debris from the unit’s interior. A garden hose can be helpful for this task.
Straighten any bent fins with a tool called a fin comb.
Add lubricating oil to the motor. Check your owners manual for specific instructions.
Clean the evaporator coil and condenser coil at least once a year. When they collect dirt, they may not function properly.
Homeowners can inspect the drain line by using the following tips, which take very little time and require no specialized tools:
Inspect the drain line for obstructions, such as algae and debris. If the line becomes blocked, water will back up into the drain pan and overflow, potentially causing a safety hazard or water damage to your home.
Make sure the hoses are secured and fit properly.

In addition, homeowners should practice the following strategies in order to keep their central air conditioning systems running properly:
Have the air-conditioning system inspected by a professional each year before the start of the cooling season.
Reduce stress on the air conditioning system by enhancing your homes energy efficiency. Switch from incandescent lights to compact fluorescents, for instance, which produce less heat.

So finally any homeowner can perform periodic inspections and maintenance to their home’s central air-conditioning system.

Inspection & Writing Assignment:

I noticed this defect in one of my inspections, first I noticed there is no clean out for the chimney which did have but is now covered up. Next I noticed there is two draft inlets for the hot water tank, first one is at the vent connecter and the next one is just after the 90.

Research & Writing Assignment:

Backdrafting; is when the combustion byproduct of fuel fired appliances comes back into the dwelling because of lower air pressure in the building than the outside air pressure. This can occur when there is a number of exhaust fans, fireplaces and/or dryers running at the same time.

Inspection & Writing Assignment:

A cracked heat exchanger is something that a home inspector could either see or completely miss. Depending on the type of the furnace, it may be visible or hidden inside. An inspection should recommend a HVAC specialist to view the issue and disassemble the furnace.

Research & Writing Assignment:

An inspector must have a wide knowledge base when it comes to anything HVAC related. As a new inspector its best to get familiar with older equipment that you may encounter. Spending the time with a qualified mentor would be recommended in your area to understand common defects.

Inspection & Writing Assignment:

Inspecting for Correct Installation of HVAC Filter
Air filters are an essential element of forced-air HVAC systems, the filters are vital to the unit efficient operation, and they significantly improve indoor air quality. The filters are always installed on HVAC air handler return air intake.

Research & Writing Assignment:

Filter installation at a return plenum
When the furnace air handler is in an accessible area like a utility room, or in the attic with a pull-down staircase, the filter may be installed at a return plenum in the air handler. The air handler must be equipped with a filter media box which has a detachable access panel cover.

Inspection & Writing Assignment:

This is an image of the air handler and condenser of a Trane split system heat pump. You can see the sensor on the liquid (suction) line and the inverted design on the condenser coils. Notice the pressure sensor on the expansion valve feeding the capillary tubes on the condenser. It also has a multiple speed blower.

Research & Writing Assignment:

Until this course, I had no idea evaporative coolers were actually in use. Very simple concept and I like the idea of cleaning pollutants out of the air more efficiently than just a filter. In Florida where I live, we couldn’t use them due to the humidity here but I wish there were some way to incorporate the water filtering the “pollen” we have here. I would be concerned with mold/moisture issues if not operated properly.

Advanced training for home inspectors. Here we go!

And away we go!

Excited to expand my knowledge in HVAC systems…

Looking forward to taking this course and appreciate the availibilty

Glad I’m taking this course in case a client may have a question I may not know. Although I did take the How to Inspect HVAC Systems course which was very informative.

Ready to go!

Ready to go.

I worked for an HVAC and fireplace company for a few years and always used either b-vent or a-vent. Until these courses I hadn’t heard of l-vent. Typically the a-vent, as memory serves as its been a few years, was used for wood fireplaces and side-wall venting appliances, not high efficiency, such as garage heaters.
What’s the difference between l-vent and a-vent and what is their common application differences? I work and live in Alberta.
Thanks.
