the photo's show what is commonly called (at least up here) a combined flashing vent.

here is a link to the Certainteed site with a picture of this type of product:

I see the product, and I have seen that before, but this really looked more like a modified ridge vent. Even if it is the combination, it is very poorly installed. Look at the wide open gap not sealed in pictures 2 and 3 and the bends and significant dents. Would you be happy with that on a new $650 k house?

Daniel,

You are right. This is a vent made for a ridge. Gerry is right in his posting, but the roofing contractor did not use the proper vent system. It's obvious that they modified a ridge vent for this application. Could be a concern in the future. Note how the ridge vent angels back to the house.

That is what I was looking at. At the very least, first snowfall that sits on this roof, it will leak under this vent.

In regards to the question, that is a ridge vent for sure, how did the original building inspector approve this?

Sorry for this sidebar, but is that plumbing vent terminal within 10’ of the window?

Daniel,

And you wrote it up.

Right?

(Slap to head - of course you did)

Sorry to get off track, but why is a roof vent supposed to be 10’ away from a operable window, and a side direct vent (for the same type appliance) only needs to be 3’ away???

Kevin,

I think you are confusing two things as being the same.

One, the plumbing vent stack terminal is allowing sewer gases to escape.

The other one you are referring to is for a gas appliance.

Yep…you’re correct. Wasn’t thinking about plumbing…just venting…sorry. icon_redface.gif

I did write it up, and discussed it yesterday when the AHJ called me. They were giving an exception for that. It was about 7’6". But the roof they were not being so easy on… They agreed it was ridge vent.

I guess they still use those rubber boots around the vent stacks where you are.
