Apologies if this is the wrong place to ask this question. I am from NC and currently live here, but I was formerly a licensed inspector in Washington State. I have around four years of experience (counting unpaid apprenticeship).
This is not exactly a resume or a cover letter, but rather an attempt to offer my services to anyone who is feeling like they could use a little help, wants to do inspections and reports quicker, or who would like more free time.
Eventually i’d like to have my own business, but currently, to be straight up about it:
My limitations
I need a refresher bc it’s been about a decade since I’ve worked in this field
I am younger than most inspectors and don’t have experience in construction/trades like many of you do, and I’m female- in my experience clients tend feel more confident in my abilities if I am accompanied by an older man with experience- plus I feel more confident myself working with someone with a lot of experience.
I am what is considered “high functioning” autistic, and I have dyspraxia so I don’t have a driver’s license (but I can balance on ladders and roofs so need to worry there), so the biggest downside is that you’d have to swing by and pick me up.

I have been a professional photographer for over a decade so I’m unusually good at that. I have a professional dslr camera and I have a phone with an excellent camera. I have won several contests, awards, had gallery shows, and been featured on book covers, magazine covers, and album covers.
I am petite and will go in the hot sketchy attics, suit up and army crawl through the nasty crawl spaces for you, and climb on the roofs. I’ve got no hesitation towards any of that stuff.
i am very meticulous in my observations and documentation and I was the one who filled out the vast majority of the inspection reports so I am pretty efficient with that. Always good to have another set of eyes, and you could likely get through more inspections in a day.
despite being autistic I am also comfortable with social interaction and explaining things to clients- though admittedly that is my least favorite aspect of the job. I do also have several years of direct customer service experience.
i’ve got some experience inspecting all sorts of houses/apartments in all sorts of price ranges and conditions as well as several commercial buildings, so I’m not a complete novice.
one of my main hobbies/interests is photographing industrial structures and infrastructure and I know a bit about a variety of structures and machinery.
I have many years of experience with photo and video editing and enjoy it
I have experience marketing myself to realtors as an inspector as well as a real estate photographer.
I don’t expect to have steady work or for you to bring me on every inspection.
I’d just like a small portion of the inspection fee depending on the amount of work you’d like me to do.
Welcome to the INACHI BB! Obviously you are very articulate and appear very organized. I would not worry about being a woman in this field as there are plenty of good ones out there.
What I would recommend is to become a member of INACHI so you can avail yourself of all the free and many very well produced training classes that INACHI offers. This should help bring you back up to speed. In the interim you can participate and network on the BB here which can help you find a suitable situation for work.
