Couldn’t read the whole article. Let’s hope this fails, roofing in FL has major issues. Shingle roofs are much more likely to be installed correctly than tile (in my area).

The bigger problem is the insurance companies. They are likely the ones actually pushing for this. Frontline has started to drop customers when their shingle roof turns 15 years. I have had a ton of clients that have torn off a perfectly good roof just because their insurance company told them they had to. It is a complete waste. Tile roofs do not hold up in Florida what so ever. I have no idea why people like them so much. I find more damage and leaks on a tile roof than any other. Metal is fine, but doesnt always look great. Metal also seems to obstruct WIFI and phone signals for some reason. It is a random occurance so there is no way to tell beforehand as far as I know. I spoken with a few of my roofer buddies and they haven’t figured it out yet. Either way, there does seem to be an agenda against asphalt shingles.
There are metal roofs that look like shingles.
We don’t get a ton of hail here in Central Florida, so they won’t get beat up.
Part of the issue is HOAs and deed covenants which limit the types of roofing allowed. I’d like to see a state law that supercedes all those rules and allows for the aesthetically pleasing metal roofs to be installed despite any local restrictions against.
While I have essentially a new roof(2022) I suspect I’ll have to re-roof it at some point if I live that long. I’d love for it to be a one and done.
I was up on a 2010 roof this week that was pretty much perfect except two small mfg defects that could be easily fixed with one shingle. It wasn’t crunchy, great adhesion, no leaks, no tears, no bends, no bubbles, no granule washout, etc. Perfectly good for at least another 5-7 but insurance is making them re-roof. It’s insane.
That brings up a funny store. I had a client a month ago or so that was told her 19 year old roof needed replacement. She called out 3 roofing contractors to provide estimates. They all came out and agreed with the insurance company that it needed replacement and gave her $20k+ qoutes. I had done a few inspections for her neighbor and he suggested that I come out and do a roof certification prior to replacement. So I show up, look at the roof and am completely confused. It is a stone coated metal roof designed to look like shingles. I tell her that the roof is in great condition and will likely get at least 20 more years out of it. All of the roofers told her it was asphalt shingles. I called her agent, who was upset with me for taking her money because the roof certification wouldn’t do her any good and I should know better. I asked her what she had the roofing material listed as and sure enough it was listed as shingles. At that point she wanted the roof certification, no apology though. Its amazing how close this lady was to spending $20k + for no reason. And they were just quoting for a standard v crimp.
Many of those companies don’t even go on the roof, they drive-by. To a roofer, all roofs probably need replaced, looks like shingles, must need replaced, easy peasy!. There are a few companies in my area that are legit, there are a few complete scum bags though.

A few of the insurance companies were in California a couple of weeks ago researching why certain houses did not burn during the wildfires. It sounds like they are going to be pushing for the elimination of asphalt roofs there as well. They also would like stucco exteriors.
