I’m a student studding for my CPI. Its rare to see clay or slate tiles for roofing and or siding in my area. I’m wondering if I were to come across damage tiles I know i need to recommend replacement. In most diagrams it appears replacement would entail removing all the tiles above the damage in layers to replace the damaged tile. I just want to see if this is the case so I’m aware of the labor involved in my recommendation.
Welcome Adrian. Don’t worry about the replacement method. Report that you observed damage that should be further evaluated by a qualified contractor to determine replacement and or repairs.
I see quite a few tile roofs in my area and the roofers can generally swap out singular tiles without tearing a bunch of them up. That being said, I agree with @tglaze - The repair methods aren’t your concern but it is good to be generally aware and learn about it as you’re doing.
As others have said you do not need to worry about the method of repair and or the cost. probably 80% of the roofs in my area are tile. Repair of a broken or cracked tile that is still in place (has not yet exposed the underlayment to the sunlight/elements) is a simple matter of sliding the damaged tile out and sliding the replacement in. When the underlayment has been exposed and also damaged is when The Roofer will need to remove those above and around the area to replace the underlayment. That is when it can get more involved. which I may verbally relay to my clients, but will shy away from telling them how it needs to be fixed or the cost. (same with any other defects I find).
I also choose not to walk concrete tile (and certainly never clay) roofs. I now only use a drone. I have had two instances where a seller has accused me of breaking tiles and reporting them. as they swore they recently had a roofer fix all the broken tiles (always take a photo of the drone’s shadow as a CYA… IMO you can inspect a tile roof more comprehensively with a drone than if a person were to walk it…As I have been able to prove with photos after a roofer supposedly has inspected the entire roof and repaired all the broken tiles he could find.
