CMI's on Agent Office Vendor Lists

There is no proof/truth to this so Gary is NOT right. As I mentioned I see just as many rookie to novice questions, posted on this forum, come out of these “Master” inspectors as I do newbies and that in and of itself IS proof that Gary’s statement is false.

I think you could make an argument that his statement may be true on average… simply because the average inspector has less than 1,000 CE hours and/or inspections. Experience and training count for something.

Really Nick you missed your calling. You should be a political spin master for some campaign somewhere. It’s cool that you have this skill but “true on average” ??? There is no proof of this either. Gary’s statement was false/misleading and there is no way around it…and it brings into question his ethics. The ethics of a CMI that are supposed, by his own statement, to be oh so high.

I’ll agree. I don’t think CMIs are any more or less ethical than your average inspector.

Just trying to make a “marketing” point. I like everyone’s feedback on this one. I do business with top agents in KC, but not the others. These top agents brag to their clients that Gary, who is a “master inspector” does the best inspections.

Top agents suggest top talent. CMI prices should reflect that.

Mediocre agents suggest mediocre talent. Agents in this catagory think that they are doing their client a favor by finding a home inspector for $199.

Experience, years in business, CE classes, background checks, all do account for something. IMO, CMI requirements should be 5 years, 2,000 inspections.

Gary that would be nice however not everyone could do this as each area is different.
I think this is why they set it at 3 years 1000 Inspections and CE.
I do agree that at 6 years someone should have 2000 Inspections and CE.
9 years someone should have 3000 and CE.
At 10 years in the field with no complaints one should not be paying Insurance at all and have full protection from the Government like AHJ’s.

The $199 home inspection is prominant here. No appliances; one outlet, one window, one switch per room; one stairway, one cabinet, one wall, etc. The KAR and their lobbyist friends all got the new home inspection laws in play, that limited home inspections, reports, and allowed for cheap prices. The person you mentioned was the head of the board for the first three years, then voted himself Chairman when his term expired. The KAR contributed more lobbyist money to the polititians in Kansas; more than any other lobbyist group. Many agents only suggest inspectors who write these soft, limited reports, all allowed by Kansas law.

And, since there are not many inspectors in Kansas, there are two appraisers now on the board, appointed by the Governor. Appraisers are not required to be licensed for home inspections in Kansas.

How can you ignore them? From your point of view I see that as being an easy answer. But from a Professional Home Inspectors view they cannot be ignored, they must be exposed.

If they are ignored and not exposed then people will not know how to differentiate what is a proper and thorough inspection and what is a substandard inspection.

Ignoring is the same as accepting it. Stand up for your profession and make it better. Ignoring problems does not make them go away.

Kansas HI laws come up for renewal (sunset) this next session; in the spring of 2013. Cannot wait for the hearings on this renewal.

You can read the application here (you have to strictly follow the Kansas SOP’s), the Kansas HI laws, and the SOP’s that prove how worthless these Kansas laws are to the home buyers. List of “board members” are here also. Some members are trying to get the “chairman” off the board, and appoint all new members. I was approached, but never chosen; because of my CMI and NACHI status. Nick is staying out of this, simply because he wanted, and got, his CE’s approved.

These laws are so bad that Dan Bowers, fellow CMI and NACHI member of the year, is not licensed in Kansas. I admire him for not stooping to these worthless laws and SOP minimums. CMI’s here in Kansas should be doing good business, but are starving instead. I could go on and on…

This is an underlying purpose for starting this thread. Do RE agents want basic, minimum home inspections, or do they want the buyer to know everything about the home?

I think what Nathan was trying to say is you cannot run every low life home inspector out of business because there will always be another one to take their place. Meeker is a good example.:shock:

At least, Missouri saw the light, and did not pass home inspection laws this year. Next session in Kansas, the question to be asked is “how can you write up a defect as a defect, when there are no statewide building codes to base your reports from?”

RE lobbyists in Kansas want statewide home inspection laws, then you best implement statewide building codes, and employ the people to enforce them.

Have laws for home inspectors, then you best have rules, regulations and educational requirements for the contractors that build them, and who do the repairs on the homes that we find on these homes for real estate transactions; and enforce them state wide.

If you cannot enforce laws, then why have them? Another thread subject.

Why tell your friends about a teacher at Penn State that try to fondle you, there will just be another one to take his place.

Why tell your friends and family about a contractor who tried to rip you off, there will just be another one to take his place.

Why pretend your a man of God and a Preacher and then take advantage of a waitress who was trying to attempt to improve her life and then keep her money for a service she never obtained. Because another will just take his place or even worse, it will try to be swept under the carpet to be buried in the bowels of the message board.

If you turn your back on substandard and illegal people performing duties in your chosen profession, then who will stand up, if the professionals in that chosen professionfail to do so?

I am not talking about pointing fingers, per se, but to educate people on what a Professional Home Inspection SHOULD be and then let those who can’t meet the mustard fall to the wayside.

Why do people always have to ignore what is wrong because it is the easier path?
