Flat Porch Roof

Hello All! Ok, so I did this insp yesterday. Home was built in 2020 and is an attached Villa. There is an approx 10x15’ screen porch with insulated panels. Roof is flat. Structure attached to the fascia by typical roof panel channel. The issue I’m having is #1 there are dimensional shingles attached to the metal panels. #2 its a flat roof and shingles are not recommended for the obvious reasons we all know about. Also I would think weight would be an issue too? Is this a new way of doing this? So now contractors are putting shingles over these metal panels? Never have I seen this before. I’ve been doing inspections in Florida now for about 15 years or so. Any advice on this would be great! I did contact a roofer and was told this installation


is incorrect. And since the porch ties into the facsia it could be a code issue? Thanks everyone!!

What specific type of roof system is that?

If its an insulated roof panel, the weight isn’t an issue. I “assume” they embedded the shingles in mastic or asphaltic cement, and no nails? They’ll blow off soon…

I have seen these porch panel roofs covered with membrane roofing, typically to stop the weird random leaks that occur at the panel seams.

The attachment details really depend on design, if its supported by the exterior wall, it needs to secured to structure, not fascia. Did they run fasteners through the fascia into the trusses?

The flat does not look like a minimum of 2:12 slope.
If that’s what I’m seeing then no way the shingles should be there in the 1st place.

Agreed, I bet it was done for looks or cosmetic reasons.

HOA approved the covering, but the contractor didn’t know the slope requirements for installation maybe? :thinking:

Does it do any good for a contractor argue specifications with the president of an HOA?

What does it really matter if not installed over ‘finished space’?

Then the whole question should be moot…right?

I have no issue with it, (assuming installation methods were appropriate) for it’s unconventional application.

Yes! Adhered down. So its those 4x12 insulated panels. Aluminum on both sides with foam in between. Cant see the fasteners holding to fascia. Its using a “U” channel, the roof panels tuck in to. So my other concern is now its part of the main structure because of attachment to fascia. (possible ins issue)? God forbid a hurricane rips through and blows porch roof off, the main could go too.

Another problem they may have is if the shingles aren’t installed per mfg instructions, it may void any warranty if needed in the future.

Good point.

Really, the shingles here are just like wallpaper, soon to be wind borne debris, as the insulated roof panels don’t need them.

Since you can’t see the attachment of the C-channel to the fascia, mention what your concerns might be. Most of these are through bolted/screwed into the end of the rafter/truss tail, a poor connection on a good day.
