Free Standing water in the A/C ducts

For those inspectors that inspect Concrete slab foundations on grade.


I was just curious how many inspectors find free standing water in the A/C ducts within the slab foundation or do you even inspect for this. Perhaps I just live in a swamp and don't know it as I find this problem on a more regular basis than I would like. Upsets every one except my client.

I’ve only seen the ducts under the slab once, but there was no water in them (only minor surface rust). It was a modified slab, so the grade under the slab was noticeably higher than the outside grade. I’m sure that helped a lot.

With Tx as close to Ok as you are except in football I would think slab foundations with with ducts embedded would be common guess not.


The builders up here have got to be dumber than a fence post as they dig a hole build a home in it and expect the water to just evaporate????

Ductwork is always run in the attic. If it's pier and beam const. there will be some in the crawl.

I have had this happen to a home that we installed the return ducts under the slab. The hard pan was covered by about 18 inches of top soil and they had trenched out the areas where the ducts ran. It was the middle of summer when the home was built and we didn’t even think about the water table. After trying to divert the ground water around the slab failed we abandoned the ducts and filled them the best we could with concrete. That was a expensive mistake.
