I was just re-reading “What Really Matters?” by Nick G., and am curious to explore item #3


3) Things that may hinder your ability to finance, legally occupy, or insure the home.

Is there a thread on the forum that goes into detail about lenders and insurance underwriters, and what they balk at? I'm familiar with some of the old classics: Knob and tube, anchor bolts, moss on the roof... I'd love to have a reasonably up-to-date list of ALL the current deal-stoppers.

Living in a county where the fee is 90 frickin dollars for a water heater change out permit, and 140 frickin dollars for a door change out permit, I find so much Harry Homeowner work performed without permits it isn't funny.
