Help whit Wind Mitigation Repor



*Good morning
I just start doing wing mitigation reports and i have some questions I hope someone can help me I attached the pictures

  1. The first one is Section 1 Building code
    The hose was build in 1961 , I believe this house don’t meet any the requirements list, is ok if a selec the option C Unknown or does not meet the requirements af Answer A or B

2.Roofdeck Attachment
This question is the really one make feel insecure, i check in the attic the OSB and not is 7/16” the real size for the OSB is 1/4” and i can feel in my feet’s when i was walking on the roof because is going down a little be , and I don’t have way for watch the attachment because the attic is small and o can’t go in and is full of isolation.
What option i can select here i think the best one is F Unknown or Unidentified
I hope someone can help me whit this

  1. If it doesn’t meet the listed dates for Code, then select the appropriate choice.

  2. This report ain’t a guessing game. Get somewhere and measure the sheathing (pipe penetration, vent, whatever). If it doesn’t meet the listed specs, options A or F are available, for example.

Try not to overthink it, and answer the questions as they are asked.

The back of all osb has a date, and the size. You can also see the color of the edge paint. All osb sizes have different colors, but being 1/4" you would just fall through it. It will not be 1/4" osb. Unless the rafter span is 8-12" oc. They do not even make 1/4" H clips.

I would tell the client they don’t have enough to get any credits, and not charge them for it.

The house being built in 1961 means C for question 1. However, you say the decking is OSB which wasn’t used in 1961. So…If it has OSB, that means some sort of remodel was done. That should also mean that permits should be present.

Now, it is possible that the roof was originally tar and gravel over fiberboard and all of the decking was replaced. Again, a permit should be present. And, OSB has the size stamped on it so you should be able to find that and get a picture.
I would suggest you get in the habit of performing a permit search prior to going to the property.

They did remodeling, but it was work done without a license, look up the history of the house and for all the remodeling there is no permit in the city, the only permits are for the air conditioning in 2012, the change of the main breaker and the windows, The house has a new water pipe and there is no permit for that work either. In this area it is normal for the flipping to use roofing personnel who do work on their own.

The homeowner did the work in 1994. Also, never closed out the permit.
Meanwhile, back to the original topic, the roof was permitted, so there should be information on the permit to tell you what was done and what materials were used.
