Historical permit data in Hernando County / Brooksville

I have a home I am inspecting in Brooksville, FL (Hernando County) and I can’t seem to get any historical permit data on it. The Hernando County property appraiser site does not provide permit details, and the property that I am inspecting does not have any data available at the Hernando County building department site (Home Page - Hernando Building Division). I’ve tried to call the office, but just get placed in a queue and disconnected after waiting my turn. This property is out of the city of Brooksville jurisdiction according to their site (Building Division | Brooksville, FL) so no info there either.

Does anyone have any knowledge of another resource I am not aware of for Hernando County? Does this take trip to the building division office? Any help would be greatly appreciated.

There were 98 permits issued on the street, but nothing showing on your address - YUK!

Permit records searched between Feb 01, 2000 and Dec 01, 2023.

The permit issuing authority, above, lists 98 properties with permits on DAN BROWN HILL RD within the same time period.

Thanks Marc! I’m not sure what the deal is. I was thinking I would at least see the initial build permit, but nothing seems to exist in the system. Thanks so much for checking this out for me. I very much appreciate it!

This is a single family home, right?
Sometimes stupid stuff will happen if it’s an attached villa, duplex, etc.

I always email the building department when I can’t find anything online. Many times they respond with the data.

Yes single family home on a large 20+ acre plot. Pretty rural area.

Thanks Greg. I did email the building department, but the timing of this inspection being right at the holiday probably will impact their response time. But I’ll cross my fingers and I can always update reports for the client.

Also ask the owner if he has any invoices, docs for re-roof, etc.

Bear in mind that police, judges etc will not have their information on property record sites for security reasons.

Great point. The appraiser’s site did indicate an “exempt from public records”. Thanks for the info, I totally didn’t think about that.

I did that once and the City of Deltona came after the buyer of the home and fined him for a shed on the property that was not permitted. The shed was listed on the County website and taxed by the County Tax Appraiser for 18 years.
