Just started pushing home maintenance inspections, looking for some input, every year, 2-or 3-years, pricing, scope of inspection?

Good Luck.

These offers don't take in my area.

There are two types of home owners here in Massachusetts.

1) Homeowners that take care of their home continuously and don't need Home Maintenance advice

2) Homeowners who continuously let maintenance go, and don't care to hear how they can upgrade their already decrepit home.

Jeff, I do yearly maintenance inspections for a number of condo units. Property mangers like to know what expenses they’ll be facing so they can budget for it. I charge hourly for my service. Doug

Douglas,

How do you market these yearly maintenance inspections to condo property mangers?

Randal, I personally visit each property manager & explain my service. Property managers are a tight group. Once you start with one, they all want your service. Best of luck! Doug

Do you have a web site? If so just advertise it there. Or you could add it to cards and fliers for free. If you get some takers…Great!..If not… Didn’t hurt.

Jeff,

I provide a Maintenance/Energy Audit for $150.00 for a standard dwelling. I placed a flyer (that I made up) in a local newspaper and a sell paper (like the penny saver etc) for $500.00. In the two months that followed, I received 57 calls for the inspections. Out of those, after talking with the prospective clients, I performed 42 of these type inspection.

This is a lucrative area of inspection if you can gain the clientele. There are a great deal of energy audit companies as well as maintenance companies that offer the same for a great deal more. I guess it depends on what type of work you are looking for.

I perform regular maintenance/energy audits on approximately 39 homes in my area every 3-4 years. Hope this helps.
