How detailed do you guys get when disclaiming something. Do you identify each receptacle behind the sofa, chair, entertainment center, bed, the ones in use, etc., or do you use blanket statements like this?


Some receptacles and switches were not accessible, and were not inspected. Blocked by furniture, stored items, or in use.

Access to some of the windows was limited due to furniture, stored items, etc., and they were not inspected.

Some areas of the flooring, walls, and ceilings were not visible due to furniture, rugs, stored items, etc., these areas were not inspected.

Inquiring minds want to know.

Haven't started business yet, but learning Reporthost. It has some verbiage in there. Just wondering the legality of being vague. Seems like a fine line between being to detailed and not detailed enough. Like if you identify each receptacle, but miss one, that will be the one with the problem. Or if you don't identify each receptacle, and there turns out to be a defect with one, would a blanket statement be adequate? Maybe I should have posted in the Report writing or Legal section.

you are not required to check all outlets or windows, just a representative number. You need to state that some were blocked only if most of them were blocked. If you report that the home is occupied that tells a lot too.

I'm fairly new to this myself, but would highly recommend the Inspectvue report writing system. Not sure of the cost of others, but Inspectvue is around $1,000. A lot I know, but GREAT tech support. The authors of the system frequently answer the phone themselves.
Easy to use, thousands of narratives, unlimited pictures.

Most of the items mentioned in your post are addressed by the NACHI SOP at http://www.nachi.org/sop.htm.

I do not worry about writing any disclaimer in my report that is already covered by the SOP that is referenced in my HI agreement.
