This chimney is 5 10 wide and to be expected has water stains in two separate locations on the ceiling. The homeowner has come up with a new use for step flashing to try and keep the massive amount of rain water from collecting at the base (where a cricket should be installed). This improvised repair isnt the best solution but the homeowner says by adding the flashing and with a heavy layer of roofing tar he has temporarily stopped the infusion of water and further damage.

This photo is from a recent “flip”, as expected when inspecting flips, the investor does the cosmetics, and ignores building science and safety concerns. This attic was poorly ventilated, missing baffles, and adequate soffit and roof vents, as a result, the sheathing was covered in a mold like substance. Recommend testing, remediation of the mold, and remedy of the conditions that caused poor ventilation in the attic space.

Reviewing cut valley terminology: Key takeaway is to extend shingle 12" beyond the center of the valley. This may be difficult to measure visually during a home inspection, but important to keep in mind when thoroughly examining a potential issue. Also, keep fasteners 6" minimum from the valley. These are two key measurements around cut valleys.

Measuring Roof Slop and Pitch

The terms pitch and slope are used interchangeably but they have two different meanings.

The pitch is the measurement of the rise of the roof to the span of the roof and is expressed as a fraction. The span of the roof is the distance from one walls top plate to another walls top plate, stretching across the length of the roof.

The slope is the measurement of the rise of the roof to the run of the roof, and is expressed as inches per foot in a ratio format. The run is the measurement from the outside of one walls top plate to a point directly below the center of the ridge (picture a right triangle).

Think of it this way.

The pitch of the roof pertains more to the actual construction of the house whereas the slope is more relevant to the roofing of your house.

Pictured is a typical shingle type roof showing many broken shingles potentially after storm damage. The roof was installed in 2003, and is expected to last about 15-20 years. Home is located in Kansas, and is prone to extreme weather conditions. I would recommend the replacement of the roof, as there is significant wear indicated by sediment in gutters and missing shingles.

Asphalt Architectural shingles or laminated shingles are composed of a heavy fiberglass; they have a duration of 30-50 years; they are about 250 - 300 pound per square feet and the wind resistant is about a 70 - 110 miles per hour.

Garage doors inspections notes:
Garage doors are the heaviest moving object of the house. Inspectors should not attempt to fix any garages door; they should report the damaged and recommend a professional garage door technician.

Also, an inspector should not operate any garage door until they have inspected the track mounts and bracing.

Inspecting Roof Panel Sheathing: A good business practice is to check with the local building code requirements before inspecting a roof. This prepares the inspector for measuring the thickness of the roof decking and the space between rafters. By learning high-wind zone locations, it helps the accuracy of the inspection process when inspecting for proper fastners on panels.

Kickout flashing, also known as diverter flashing, is a special type of flashing that diverts water in order to protect the cladding from water penetration. Often, you will find kickout flashing missing and it is evidenced by water stains on the exterior walls of the house.

This picture is of an asphalt shingle roof that is bad shape. It leaks. There is water staining and rotting on the wood sheathing and on the living room ceiling. There are missing and broken shingles, bad repair jobs, the shingles do not come all the way to the edge of the roof. The list goes on. This roof is not providing adequate water shedding for the house.

I read the article Master Roof Flashing part 3. The article did a nice job of describing chimney flashing. The chimney is the largest roof penetration and the flashing is critical to keeping the roof from leaking into the house. I’ve noticed the chimney flashing on a lot of the inspections I’ve done are marginal to poor. The failures were written in my report as something that should receive immediate attention.
