I just finished the one about different roof flashings I thought I was pretty informed about flashing but I learned quite a few new things I find it interesting that you can still get lead flashing that would be perfect in so many situations I learned more about roofing and getting a great seal and the proper distance to run the first course of shingles good clss
This is an essay about a clogged or defect in a home gutter system. Water gutters are installed along the roof line and eaves of a house. They gather water during rain and snowstorms. Usually gutters are installed on a slight slope that encourages the water to run away from the house and toward downspouts that are installed at the corners of the house.
When I inspect a refrigerator interior temperature should be kept at the proper temperature. The refrigerator should be kept at or below 40 F (4 C). The freezer temperature should be 0 F (-18 C). I also check the door gaskets check the inside light
door shelves and draws.
When I do a roof inspection it is not a standard of practice that I go on the roof. Although not required it seems that their are many components of the roof system that could fail or be installed in correctly that could lead to roof leaking and/or water damage of the roof system. By going on the roof you will be able to more thoroughly examine problem areas and provide a better inspection for the client.
This picture is of a new roof installation using architectural shingles as well as a new gutter system. The new roof was installed with a new drip edge as well as new soffits being fitted. The water from the gutter system is forced away from the foundation of the home and down the driveway.
This roof is about three years old , it’s clay tile and the style is a hip roof .
All the tiles are in placed , the flashing , valleys fascia boards and stacks are properly installed , no trees are in close proximity ,however cleaning of the will be needed in the near future .
After taking weeks to through this course I learnt how much I was ignorant of one of the most important part of my home and my potential career .I know it will take some time to be acquainted with some of the terminology but I am committed because it will be beneficial to my profession and my clients
Gutters are designed to direct storm water that is shed from the roof away from the structure of the home. It is vital to have gutters maintained and working properly to reduce risk of erosion of top soil as well as reduce the risk of damages to exterior walls and foundation.
Chimneys of 30 inches or greater that do not extend through the roofs ridge requires the installation of a cricket. This cricket is designed to allow water and debris to flow around the chimney and off of the roof. Without the cricket this area of the chimney could become a blockage point creating deterioration of roof coverings and created water intrusion spots.
Roof was observed from the roof surface. The covering type is dimensional 3-tab asphalt shingle. It appears to be fairly new, approximately 2-4 years old. Attic air circulation is achieved via the ridge and soffit vents. Gutters are clean and appear in good condition.
The roof was inspected from the ground. The shingles are a architectural asphalt shingle. There is one layer of shingles. Roof is vented with a ridge vent and vents at the soffit. Gutters are made of aluminum and are clean of debris.
There are many ways to make your home more energy efficient. Some things you can do to improve your efficiency are install ceiling fans, change air filters in air conditioners and heaters, install a tank less water heater, and insulate windows and doors.
Upon inspection of this roof I noticed the shingles were a different color around the sun tunnel. I surmised the sun tunnel had been replaced at some point. Upon entering the attic there was no water staining observed in this area on the roof decking. GOOD INSTALLATION!
While inspecting this roof I noticed some of the shingles around this sun tunnel were a different color. I surmised that the sun tunnel had been replaced. Upon further inspection in the attic around this area there were no indications of water staining. The installation of the new sun tunnels appeared to be water tight.
This picture shows a flat roof with a commercial grade rubber membrane. There is visible ponding in areas of roof and debris all over. What you cant see in the photo is the welded seams arent correct for the direction of the slope. Recommend further evaluation by qualified roofing contractor.
I chose Eddy Currents image from gallery for this esay. Wind pushes air across top of ridge and then swings in to a circular pattern. When it comes to the shingles. If they arent sealed down properly during high winds the current will lift shingles up on there edges and potentially break them off.
While inspecting flashing at the roof to headwall junction there is a few things to remember. There should be no corrosion on the flashing material. The flashing should be installed in a manor that directs water away from the headwall and onto the shingles. The water should not come in contact with roof sheathing. The best way to prevent water coming in contact with roof sheathing is to use counter flashing which over flashing . The flashing should installed over the underlayment. Looking for this arrangement will help insure that the water is on the correct path away from the house.
This is a picture of the northside of the lower roof, from ground level. There is water damage on the wood siding along the roof line. The siding should be at least 1" from the roof surface. It also appears that there is no step flashing installed underneath the siding or asphalt shingles. There are defects that need to be addressed by a professional contractor.
Conducting a proper roof inspection, requires the inspector to observe several parts that create the roofing system. An inspector needs to look at not only the composition of the materials that make up the roof covering material, but he/she needs to look at the flashing, venting, sheathing, drip edge, gutters and the list goes on. An inspector needs to be thorough and follow the Standards of Practice time and time again to make sure it is done right, everytime.
My essay is on the garage inspection. The biggest item that stood out to me was the difference between shear force fasteners and withdraw fasteners. While withdrawal fasteners operate just the way they sound, to resist withdrawal, shear force fasteners are designed to withstand the cutting or “shearing” type force that would come if you were to hang a picture on a nail. This broadens my understanding of not only framing but also deck building, and how to look for defects within those systems.
