This gutter system is clogged and not functioning properly causing excessive moisture at the roof edge. It was confirmed that some of the seal stripped on the bottom layer were loose.

One must take precaution and be careful when accessing a roof. Not all roofs are safe to access. One must take several factors into consideration when trying to safely navigate a roof. If a roof has wet icy conditions the roof may be viewed from the ground only. But you may want to document that at time of inspection NO leaks were identified. You may have to state in your report that there was limited visibility due to snow cover as well. Remember though one may also ladder the eaves in different locations to get a better view of different areas of the roof without putting yourself in a unsafe situation. Safety always comes first.

The roof covering material installed is a 3-tab asphalt shingles, although it is covered in snow it looks to be in good condition and cant determine any offset patterns and valley flashing.
Unable to walk the roof due to the cold season, I cant determine the type of fasterners used, deck sheathing and underlayment if present.
No signs of ice dams. Drip edges are present.
Wood stove chimney is used and looks to be in good condition, no missing cap. Plumbing and stacks are present
Overall the condition of the roof is okay and will be further evaluated during the warmer seasons.

This is a Laminate thirty year Asphalt shingle. It appears to be at least 5 years old. Because of the surrounding tree cover and frequent rainfall in this season algae is very clearly visible. I Read “Mastering Roof Inspections: Roof Styles” by Nick Gromicko and Kenton Shepard. There are many Varieties of roof including, Gambrel, Mansard, Flat, Gable, Hip, Butterfly, Bonnet and Shed styles. There are several features which include clerestory windows, Cupola, and conical roofs. Each of these styles produce differing concerns when it comes to roof covering materials, and the integrity of installation, fasteners, etc.

As you can see here on the roof, there are no gutters. Due to that, run of from the roof sheds directly infront of a door. the real issue here is that there is no proper kickout flashing where there should be, so water is not being kicked away from the door.

After performing a visual inspection of the roof from the ground, and then also having a closer inspection of the roofs in the racks, eves & the granular condition of the roofs shingles. The conclusion was that, this particular roof is in very good condition.
