How do I screen or descriminate inspection jobs that I don,t want to do (i.e. slum landlords) with on-line scheduling?
High Fee’s!!
If ya still gotta do them, at least get paid properly for the hassle!!
You can’t. Talking to people on the phone gives you better sense that it is in your better interest to not take the inspection on.
Are you in a college town? “The slumlord won’t fix anything, and I don’t think I should have to pay rent.”
Right now, is a busy time for calls from tenants wanting to move back home for the summer and looking to get out of the remainder of their lease by claiming their home is inhabitable. It’s no different than after a cold snap when they get their first huge utility bill and cannot afford to pay it and rent. I always direct them to the local AHJ.
Im thinking about disabling my online scheduler.
It’s no different than having someone else answer your phone.
Are you new to the business? I would not be too picky.
You could easily insert a statement on your website stating that you do not perform tenant inspections, but only inspect for buyers and sellers. Just a thought
Online scheduling is a business decision. I speak with every client before the inspection to manage expectations and establish a relationship. Online scheduling would not change this for me.
that’s great advise. thanks
You could add a line to your online scheduler “cost/sqft”
You can assign an additional charge for properties that stray below your threshold of poverty.
If that is what you are trying to do.
You just joined two months ago, are you already so busy that you can afford to turn away jobs or price yourself out of jobs? If so, please share your growth strategy with the group, because that is awesome.
