inspection of a mobile home trailer park

Hi folks , this past week I had a good experience , inspected a 42 unit trailer park, checked all electric services to each trailer unit , inspected sewer lines under trailers , oil barrels filler guards ,oil lines , went into trailers , checked roofs and much more , this was quite an inspection.


I found electric entrances weren’t up to code , sewer lines need work, older trailer roofs needed repair and sealed , some trailers didn’t meet fire code, back doors weren’t able to open , no smoke detectors, ( these were rented units) .


I had a list a mile long on a repair list , the owner now had something to work with now , , he just purchased the park , he should have called an inspector before buying .


This was a good inspection , was referred to through another realtor, it does pay to talk to realtors.

On the sewer lines some of them were the old 3in . cast iron pipe , one trailer had a broken line which leaked all over ground , these should have clean outs at each unit , talking to some of the tenants they have had trouble all the time.


I made out well, this inspection took me 2 days ,a good education , should have had a trainee along …lol

I’ve never heard of a trailer park where the land owner actually owned all the trailers. Interesting.

Russel, they are quite a commonplace here in the ozarks. Most of the ones that are owned are very rough though and they rent them for about $300 a month.

Just a follow up. Trailer parks aren’t as bad here in Maine , Maine has codes and standards . By the way they aren’t ghettos , Parks are very much a way here, and very affordable and maintained.


The Park I inspected was just purchased for just under $600,000 ,rent was $600-800 per month.


One thing, its far better than being on welfare, us Mainer’s do have pride.

Hey, Lester.

What is far better than being on welfare? Where'd that come from?

It's obviously a regional thing (I was born and raised 45 miles south of Corpus Christi, which is where Mr. Stanley is located) but I don't really see any judging in any of the posts.

Trailer parks had a bad reputation in every state where I have ever worked (Texas, Louisiana, Florida, Ohio, Michigan, Pennsylvania, and California) at the time that I worked there.

Out here the majority of trailer parks (and I would put it in the 90% range) are very, very nice and, since we have earthquakes and Santa Ana winds (up to 100 mph gusts), the trailers are very well built and anchored to resist the forces of them thar earthquakes and high winds. Probably still wouldn't resist the forces of tornadoes, though.

I also have noticed that regardless of the condition of the park, virtually every trailer home park here is called an "estate." We even have one called Lake View Estates and the nearest lake is probably the Great Salt Lake in Utah. We also have the biggest trailer homes I've ever seen in my life. We did an inspection on a 2,460 SF trailer home a couple of weeks ago, certainly far different from the 10x22 that I lived in for a while in South Texas while we were building our home.

However, a minimal trailer home in a minimal park still costs $65,000 with $600/month space rentals. I realize that we have high real estate prices here in San Diego, but I was still amazed that a park would actually own all the trailer homes that sat on its land. It just seemed to me that that was a lot of maintenance that the park was taking on since trailer homes just don't match the quality of a house.

My mistake Russel, It just seems some inspectors here bring up negative statements , I was only sharing just one of many inspections I have done. When one calls a park Ghettos and down size the quality of mobile home park living , people only do what they can afford. I get offensive.


What is going on here , thought fellow members should give support , not all the BS …

Here's what I got from the most valuable book that I ever read, "How To Use Your Time Wisely" all of 99 pages, and I have about 15 copies of it which I give as graduation gifts to college students.

Go for the G O L D.

G = Goals; set your goals (for the day, the year, and beyond)
O = Organize your priorities and plan how to achieve your goals
L = List the things you will do on a given day (and sometimes for longer periods)
D = DO IT NOW!

The book is copyright 1987, but I didn't get hold of it until 1994. Since then. . . .

A simple word but it means so much.
