Inspectors with no inspection software

Hey Vets, for those of you that don’t have one of the big name report writer softwares, do you use a hand-written form or did you create your own digital report? I’m still relatively new to the industry and things are still pretty slow, its hard for me to justify a regular monthly charge of $100+ for a software that I’m only using sporadically regardless of how much more convenient it is.

You should begin with Spectora’s prime competitor… https://www.reporthost.com

Nasty one right there

In my searches, it looks like pricing breaks down like this: Some of the monthly subscriptions have cheaper annual rates.

Spectora $99/mo

Inspection Toolbelt 79/mo

HIP 74/mo

EZ 199/yr

ISN 7.25/inspection

Palmtech 500/yr

Home Inspector Tech 840/yr

Horizon 799/yr

Report Host $6/inspection (10 reports for $50)

Edit:

Spectacular $59/mo or $6/report or $150/25 reports

InspectorPrime $54/mo or $540/yr plus Airtable business plan (dunno what that is)

Tap Inspect $7.50/report or $90/month

Inspector Nexus $55/mo 600/yr or $5/report

Bestinspectors.net $545 one time (some lower cost options)

I’m on Scribeware now: $12/report or $89/month

Edit: You want to choose software that allows you to grow. Changing software is time consuming. You have to tweak your narrations to the new software, and maybe even add them one-by-one. It also takes quite a few months to get back up to speed with new software while in the field. All this is lost efficiency - $$$.

You also want software that presents the inspection in a format that is easy for the client to understand. I recommend the OP review the numerous threads here about choosing software. Price shouldn’t be the primary consideration.

A simple list is one thing, but in order to be really useful, one would have to categorize it by what is included in the price. Not picking on the list, just saying the variation in what comes with the fee is pretty wide. And some of the companies on the list have various offerings that range from basic, to all-encompassing, that each have their own price tier.

True. But in spirit of the OP, Lon was pretty spot on. The OP now has a lot more information.

As painful as it is, Spectora may not make the cut

My recommendation for the OP would be to plan for growth if they are serious about this endeavor. They may be starting out slow, but that isn’t a great reason to go with a software that doesn’t have the tools needed for what they really want to do. Switching later will be a hassle, as many have stated in the past on the forum.

The fact the OP started with a $100/mo option tells me that’s what they really wanted. But, I understand if money is tight of course. Every savings helps at that point, even if it comes at a cost later.

I would recommend the route I chose. Per inspection pricing or purchasing a “lot” of reports. Many programs have this option, but choose what fits you the best. I personally use TapInspect and it’s been great for my needs. I purchase by the lot because I am located in a unique home buying market.

What would be a good reason? What tools must a software have to be a successful inspector?

It varies by inspector, but the OP originally chose a certain one, which is what they felt they needed. The OP maybe decided they didn’t need that level of software, but it sounded more like a budgeting decision.

Soooo….don’t make budget decisions?

Truth be known, every inspector should invest in Spectora first. Decisions 2, 3, 4, and 5 are relatively interchangeable.

I just need to get it mentioned now. That’s twice so far, and I didn’t even have to type it.

Everybody has talked about their favorite type of inspection software or mention software with prices, but nobody has answered the OP’s question.

He asked a loaded question and my answer is “neither”.
