Insulated metal panels

This is a new one for me, hoping to get some opinions. This was a brand new construction, (small builder, very sloppy) and the roof and walls have insulated metal panels. Typically for the roof, I only see these over patios, not over finished space, and I have never seen them as an exterior wall cladding either. And I am having a hard time googling installation instructions for this material.

So here are some concerns:

  1. Window/door installs
    -It appears the only flashing or moisture barrier that is installed is the flashing tape over the window flanges. I assume they just screwed the flanges into the metal panel, and taped over them.

And in several areas, the casing is poorly installed, and the flashing tape is exposed, which will be subject to UV damage.
Also, large gaps behind the casing, and it is not caulked to the walls.
Should there be some type of channel flashing installed? I dont know how else you would install these windows.

  1. Roof install
    -As I said, I never see these over finished space. When I do see them, they have flashing tape over the joints, and even then, they seem to leak frequently.
    -Vent flashings are poorly installed, with gaps at the pipes, slathered with caulking, and the base is just caulked down to the panels.
    Note: I did already find three roof leaks with my thermal camera, verified with moisture meter.

This has future lawsuit written all over it. I would recommend having a representative of the product come out and do an assessment to see if they would even warranty anything. This looks like a tear down and start over.

Yeah, thats what I’m worried about… Nothing about this seems right.

This is apparently a home that was built in an older neighborhood (scrape), that was funded by Tampa for low income housing. Not sure how they picked the builder, but I got the impression right away he doesnt know what he is doing, and pretty sure he hired unlicensed subs.

(Every receptacle was standard, not the tamper resistant that is required by code, the hot and cold were reversed at the shower valve, missing GFCI’s, loose shower heads, roof leaks, missing a/c vents in bathrooms, etc)

Did they pull a permit? Can you get the Product Approvals?

Yes, they had permits. Actually, the final electrical inspector was there the same time as me, and called out the missing tamper-resistant receps.

Thanks. That isnt the brand, but I did look at those install instructions, and the only window application is for a flangeless window with sill flashing.

These windows have the exterior flange.

Agree with Jeff, and can’t imagine the head aches that are coming with what is visible. SMH

They make exterior walk-in coolers out of those panels, FWIW, but I doubt the product was approved to be used the way it’s been installed.

My guess is that someone close to this low income housing program made a phone call to “approve” the design specs. (bypassing permitting snafu’s)

(When you write this whole mess up, pretend it’s 2 years later and some judge is reading your report…)

Update for you all that have helped out…
I wrote hard on the roof and window concerns, and told the buyer to ask for product details. The builder gave him some blueprint details, and what do you know, the fascia detail clearly shows plywood, roofing felt and shingles over the insulated panels.

FWIW, these are structural panels used at the walls, and the plans show these panels as such, with only a 1 1/2" metal furring strip at the interior for the drywall attachment. So that seems legit, however, he failed to send any window install details.
