James Bushart proves Licensing is needed...

Even with all those heart problems?? Surely you’re smarter than that to get on those rides.

I do not have a single issue with the Inspection licensing law we have in AZ, as a matter of fact it has weeded out more than half of the licensed inspectors in the last year because of the economy (i’m guessing)…regardless, it simply sends more work in my direction from the folks who went out of business.

Maybe the folks who went out of business should not have been in this business in the first place, regardless again, the laws we have in place do not affect me really. The laws give consumers a place to file a complaint against the inspector, if the complaint is a valid one, and serious in nature, the inspector may loose his license, so in a way, our law protects the consumer in many ways.

And the laws also keep many part-timer-low-ballers out of the equation, there are still some low-ballers left, but their being weeded-out monthly as I see the list of folks dropping out of the business grow continually. If you cannot afford E&O insurance or be able to afford the cost of renewing your license, it sends many folks to the sideline.

I counted the number of inspectors who let their license lapse just a week ago, I counted over 1000 people, if my memory serves me correct, I think I counted about 600 licensed folks left in the state.

Probably why my phone is ringing so much.

You’re killing my fun. I was hoping Ken would have a go at it, all on his own.

Yes, if the law madates even one hour of eductaion, but fails to recognize any eduction provider, no one could get a license.

The ride along scenario is an interesting one. Prohibitive, perhaps. Impossible, no. With that requirement it would be interesting to see mandated mentoring. ie. you have to take X ride alongs per year after X years in business. LOL

The E&O thing assumes someone already did get a license, so they were able to become an inspector at some point.

I do agree that the mandatory E&O can put the HIs license status squarely in someone else’s hands. A 20 year vet who gets dropped after 1 claim is certainly different than a rookie with 3 claims n one year.

That is the true reasoning for each & every home inspector who promotes licensing, at least you are being honest about it instead of claiming that it is good for the profession or the consumer.

I guess why I oppose licensing in Missouri, is because every time it comes up, it is written, driven, and overseen by real estate agents. I would shutter to think about some of the agents in my area being on a home inspector licensing board…

This, IMO, is the most foolish thing written into some laws.

Why in the world RE agents would be permitted, let alone required, on a HI board is beyond me.

I suppose there is something more stupid than licensing home inspectors in order to assure a quality inspection…and that is to count on an inspector’s membership in a home inspector association as an indication of quality.

I read Ken’s post a couple of times and still do not fully understand it’s point.

Help me.

What has the fact that InterNACHI fails to maintain records and has no ability to validate that any of its members have fulfilled all of its many requirements to be “certified” — to do with any state licensing law?

And this is something new for anyone reading his posts?:wink:

Now that is a very good reason to oppose licensing Jeff----

Amazing really------

The word limit is quite different than, “Prevents”, which is how you are trying to apply the word, “Limits”.

Where did you see me say that? No where… my point is that you are not defining the word,'Limit" right. Nick is pointing out restrictions because of laws, and you’re not getting it.

What Heart problems…I’m faking to get your sympathy and attention, right?

Ken, so what’s up with this?

.

Simple…I rejoined. Not everyone who leaves is vindictive or trying to make a political statement. I was gone for several days and managed not to say anything bad about Nick or Nachi…shocking hunh?:shock:

You also took the single word out of context.

Limits freedom to be an entrepenuer is what was said.

I think Nick and I understand each other, now.

What in licensing do you think limits someones freedom to be an entrepanuer?

Nothing, never said it did.

Then why did you say?..

Shocking??

No … It is refreshing and more importantly “the norm” and to be expected!

Congratulations…… now if you had NOT started this thread I and many others would have been happier still!

Ken,
Think about it…. Do we really, and I mean Really NEED this type of thread on OUR message board?

Aren’t these types of threads and the responses that they generate contributing to the diminishing reputation of NACHI?

I just ask that you … “Think about it”…….

Excellent post…probably the only time I’ve ever paid any attention to one of your posts.

Anyway, good post Frank.

I think that Kenneth Lott like you …… is a good man.

I have had the pleasure to call him at his home and speak to him.

I am just trying to appeal to him as a Professional and point out the fact that ALL of our reputations are either enhanced or HARMED and DIMINISHED by what the PUBLIC sees on OUR message board.

I am sure that you have NOT noticed but I have stayed off of this message board for a long time because of all of the unwarranted friction and negativity that has been put on PUBLIC display.

In case you did not know it the Google / MSN “spiders & Bots” pick up these threads and negative comments.

 • They are then on PUBLIC display for the rest of time!
 • When a prospective client Google’s YOUR NAME and NACHI you would be absolutely floored as to how much TRASH comes up!

One extremely negative and slanderous thread had 16,000 “hits” on it and I personally lost an inspection over a client who “Vetted” me and came across this slanderous thread.

 • I may have lost the business of a Real Estate company that has used me, and other local NACHI inspectors for years.
 • As President of the New Hampshire State Chapter I received several phone calls and E-Mails from our members who told me that they were also losing jobs and their Professional Reputations were being harmed because of these types of slanderous threads!

The bottom line is…. We / NACHI as an association of Professional Home Inspectors do not need nor should we continue to tolerate threads that are going to harm us ALL as Professionals.

We should keep this in mind when we post for “The World to see”!
