I have a future home inspector shadowing me tomorrow on a pre listing inspection. This will be a first for me and I am wondering if anyone with experience with this makes them sign any kind of waiver and if so… Could I possibly get a copy.
I’m in Canada so it’s probably not as important but just curios what people are doing and maybe any tips.
I have had 5 different inspectors shadow me and never made them sign anything. In my opinon, the waiver isn’t worth the paper it is written on.
Just a warning of advice. Tell them to leave their GFCI tester in the vehicle and do not let them walk on any metal roofs.
And, around others, keep their mouth shut and ears open.
Hahahaha! Sounds a little too specific to not have a good story attached. I told him to bring indoor shoes and a note pad.

It really goes for any trade. New inspectors/apprentices are all excited to use their new tools or discover something before you do. They just lack the experience to know what repercussions can happen by doing it wrong.
The GFCI was the typical you did not reset the receptacle and I lost a deep freeze full of meat. In my case, there was supposedly a whole elk that he shot in Colorado, along with a couple of deer. It was his first time drawing an elk tag after many years of trying. It also supposedly took out the compressor on his RV refrigerator that was freshly stocked with food for his trip that he was getting ready to go on. I told him that I would meet with him the next day. He did not show up. When I called him, he said that since I was willing to take responsibility that he was going to let it go. After he thought about it, he understood that mistakes happen. It would have been difficult to put a value on that elk.
The roof damage was after telling the guy to walk on the battens, he ignored me. He put one crease on a panel, and I kicked him off the roof. The buyer and seller both did not care as it was not visible from the ground.
Even though I wasn’t charge for their wrongdoing. It was still my name on it.
As a hunter with my own deep freeze full right now, that hurts. I feel for the owner for sure. Luckily my guy is from out of province, doesn’t even own tools right now so he is strictly there to observe and maybe ask questions in private.
I am way more upset about the elk than the roof. At the end of the day I would happily pay the cost of a roof sheet to know not to hire a guy like that. He would cost so much more in the long run. Glad you didn’t have to pay for those guys’ mistakes. But who knows what that did for your name. Thanks for the stories

What they don’t realize, it works in both ways.

Have you started 1 mock inspection report as of yet?
If so please tell the members what the first mock inspection was for. A full home inspection? A component inspection? A condo inspection?
Did you use professional reporting software? If not many reporting software providers let you try their software for up to a month. You can get extensions as well.

Hi Robert. Apologies for my delayed response. Yes I do have 1 mock inspection report. It was a for a full inspection for a friends detached home in Hamilton. Believe me, the place needed a lot of work to bring it up to standard before he could place it sale in the market. I didn’t use any software per se but I know that it would be very useful to use. A sample home inspection report would be great. Thanks
