It gives you the basics.

A manufactured home inspection is similar to any other. Be sure you go in the crawl space. There's always something to write up in there. Be sure to inspect the piers and the tie down straps.

If it's an older one, check for PB piping.

My advice…


Jump up and down on the floors in every room. I’ve done several Mobile homes that had rotted floors due to the moisture beneath. You will not see this defect from the crawl area due to the plastic sheets that are installed over the insulation.


Also, remove a section of the skirt outside and check everything under that trailer. You will indeed find issues in this area. Don't be afraid to get your hands and knees wet and your face full of cobwebs.

Walk heavy with a spring and bounce in your step. If the floor sags or moves with you, BE VERY CAREFUL! Your next step could put you through.

It always helps to check out the toilet areas , before your customer moves in and uses them.


Haven’t recieved that call yet from a customer calling from the crawl space, but could of more than once if I missed those areas

Very true indeed. You may fall through if you literally jump. My point is to check those floors thoroughly however you do it.

I did a mobile home two months ago and told my client that there were two areas in the trailer home that have weak rotted floors. I recommended that she have a contractor evaluate and repair the floor of this trailer.

She never had the floor checked as recommended and called me after she closed on escrow. She told me that her brother tore up the carpet in the areas I pointed out and found that the entire trailer floor was shot. She asked me why I never told her that the entire floor had to be replaced. I stated that I had told her and annotated on the report "I recommend a contractor evaluate and repair the floor of this trailer." I also told her that the only possible way that this floor could be evaluated at the time of the inspection was to tear up the entire carpet. That would be considered "invasive."
She became very upset and said that I would be hearing from her attorney. I'm still waiting.
