Today I inspected a house with a metal roof. when viewing the roof from the attic I can see daylight through certain areas of the roof but no sign of leaks is this normal with metal roofs.

If you can see daylight through the roof in the attic, you can bet that it will leak. What type of metal roof was it. Were the seams of the material laid away from the incoming weather and wind? Were the screws used in attaching the roof to the trusses those with rubber washers on the screw? There are several types of these roof and if they are not installed correctly they WILL leak.

Off subject, Earl, I spent quite a few years back there in Newport News, Norfolk, Williamsburg, as well as Hampton.

Pat, sorry but i have to disagree with your theory of “daylight = leak”. i usualy expect to see daylight threw the soffet vents on a well ventalated roof. and usualy at the ridge too. i’ll agree that if you see daylight in a spot the should other wise be water tight, it will leak, but using a blanket statement will alway set you up for trouble. icon_cool.gif

Hi Earl from Erol.


The ridge vent area light observation is perfectly normal - as long the light is not coming through the vent itself. There needs to be space between the ridge vent and the roof to allow for air circulation.

Thanks for the post. I was almost sure Earl did not mean soffets. I have put together over 40 metal roofs both residential and commercial. I was thinking overlay or incorrect attachment.

Thanks for bringing up the ridge vent as Earl mentioned as I was unaware that this roof had one. Not all do.

Earl,

Sorry if I may have mislead you to believe the daylight ment leaks. There are so many variables in this type of roof to inspect properly that you really have to look carefully.
