Ok so I am in a bind. did a inspection for a client getting a VA loan. I did not know this until after the fact and now they need a Pest / Exterminator report, notably the PM33, I would have told them to bring a pest person if I knew. The lender is saying I can complete this form. I saw on here that it is not allowed. To best of my ability I did not see any signs of WDO, but there were past termite bait stations around the house which I reported on that were old and not refilled in a while. Basement was fully finished except for a tine spot under the stairs. I completed the InterNACHI form, but the lender will not accept it. I do not believe I can complete this form legally. Any advise? I will call my insurance carrier in the morning. Research I found states NO that a licensed Pest person must complete
Typically states that license pest inspection put their state identification on the NPMA33 form and sequential numbering. They require the pest inspector to buy the form from them. If this is the case in your state you must be licensed to fill one out.
NY requires a license. It’s not really your problem though because they didn’t tell you and even if they did, unless you carry a WDO inspector in your pocket, you’d have to get someone else over there anyway. I’d simply push it back on the buyer’s agent “Sorry, I don’t carry a WDO license, you’ll need to call one in”
While you could fill it out, if you get caught, the fines are substantial and if you get it wrong and there is a WDO active or damage present, it could be a financial disaster.
Thank you Mark, I agree with you and that is the same response I gave them and will give them again. I take pride in what I do and have worked hard to get to this point that “feeling sorry or bad” is not worth jeopardizing what I have. Yes I saw the Fine is $5,000… plus as you said without WDO then deal with the what if down the road, and the homeowner forgets you did them a solid and now sues me… Not worth it. Thank you for the guidance
VA loans and FHA loans will always require a WDO inspection. I just had to have one completed on a new construction. Sometimes these loans will also require an engineering cert. As stated, this is more up to the agent and has nothing to do with you. That being said, I usually ask what type of loan they are using to determine whether they will need it or not and schedule accordingly.
