Offer Home Warranty?

I have been looking to offer a Home Warranty with our inspections. I did read a letter for InterNACHI from one company that would offer 90 and 120 day warranties. I have since heard very bad things about one of the warranty places. Does anyone offer this or similar warranties? If I remember right it was like $200 to sign up and $20 for the 90 day or something like that. I have heard of other inspectors offering this type of thing but it was some time ago. Can anyone direct me to a company that offers this as well as any company I should stay away from.

Do a search on this message board. This subject has been discussed hundreds of times in threads.

I do not offer them. Too many headaches. Here in KC, most agents offer them for free to home buyers. Most cover basic services on mechanicals only.

I don’t see anything at the link you showed that has anything to do with home warranties. It sounds like an interesting thing that I might look into later but correct me if I am wrong, there is not home warranty for my client, that I can see. But thank you for your input.

I have this warranty on my own Home & Pool.
I have been fortunate that I receive more benefit each year than I have paid in Premiums…

There’s nothing wrong with offering a warranty as long as your customer understands the limitations. It’s just like anything we do in business, maintain customer expectations. I believe most HI’s offer them in an attempt to increase perceived value and thus close more business. There’s nothing wrong with that but I personally don’t offer them because I am not comfortable with the limitations on the ones that are “affordable” for an inspector to offer.

I just make them aware that this is available… I offered a 90 day warranty in the past but never heard anything good or bad from clients so I don’t promote it (can provide if requested though).
