PDI Inspections

Just curious if any Ontario home inspectors do Pre-Delivery Inspections for builders ? Is this mandated form only an Ontario requirement for builders or is it all over in Canada ?

James,we do PDI inspections,but not for the builder normally ,but for the purchaser,very few builders want us involved in the trans action,but I believe we can play an inportant role for the buyer.

Ontario builders typically have their own inspectors do pdi’s, they are mostly cosmetic, they rely on the municipal inspections during the building process for structural, code etc. In high volume areas only a percentage of homes actually get full inspections as municipal inspectors are apparently stretched for time.

Isn’t there a checklist they are required to go through for these PDIs ? These are not supposed to be just cosmetic type of inspections.

Wow…not that’s a form to fill out !!! 268 pages worth !!!

My god! This is not a check list.
It is 268 pages of exceptions and excuses for the builder to escape any responsibility.
There is no protection here for the buyer.
There is no way I would buy a house under these conditions.
This was sanctioned by the governement. The same government that cahpi wants to write rules for HI’s.
A house that meets these standards would never make it past a proper home inspection.
Now I know why many new home inspections I do end up in arbitration.

Brian A. MacNeish just loves to talk about the weasel clause I and others have in our contracts .

Most of what is used was recommended by a lawyer or Insurance company .

Here’s a performance standard from the Alberta New Home Warranty Corporation:

Condition: Finished floor above grade is out of level.

**Acceptable Performance **Condition: Within a room, floors shall appear level when viewed from a normal viewing position. Where a floor is sloped, a maximum ratio of 25 mm over 3 meters (1 inch in 10 feet) applies, when measured between the opposite walls or defined limits of the room area.

Warranty: One-Year Workmanship and Materials.

Action: Floors in rooms sloped greater than the acceptable performance conditions shall be repaired.

Remarks: Refer to: Section 9. 27 Finished flooring is uneven.

And… the Alberta New Home Warranty Program is run by the builders! Sorta like having the foxes guard the chicken coop, isn’t it???

Which is worse? Government or the foxes “protecting” the interests of consumers?

Note: There are 3 other new home warranty companies in Alberta. I almost dealt with one that also offers warranties here in NS but after very short consideration decided I’d be better off having a nice day doing something else!!

Yes, I have seen documents like this. I have worked for and against the Atlantic Home Warranty Program in the last 7-8 years.

The last time was about 25 months ago…the house showed up in a local scandal rag…FRANK Magazine (Motto: Frank by name; frank by nature!). My client homeowner ended up getting the maximum $50,000 structural payout from the program for structural rot in his 8 month old $800,000 home. There was a 7 month arson investigation of the house starting about 18 months ago. Very interesting!!!

It was a holiday, remember…and I needed the break…working the next 4 days straight though! Got the winter’s wood piles under control and threw in a few weeks supply…great for the soul…especially the free wood from an arborist!!
