Todays inspection had a metal roof with the vent coming through in the valley. I know this will likely be a leaking point at some time. Does someone have report wording to explain this to the buyer? Thanks.
In laymen terms:
Valley roof protrusions should be avoided for they are prone to leaking. Additionally, vent pipe flashing was missing and sealant is a poor substitute.
" The plumbing vent stack is not properly flashed. The location of the penetration did not allow for the proper (boot) flashing to be installed and unconventional methods were applied. Further evaluation and corrections should be made by a qualified/ licensed roofing contractor."
Obviously, that location sucks and it’s missing the usual rubber boot but aren’t pipe jacks on standing seam metal roofs always reliant on sealant?

That vent stack will leak eventually for sure. Missing vent stack boot.
proper wording ?..some idiot put a plumbing vent stack it the valley of the roof…this will be a problem in the future , the satisfaction of knowing this idiot got fired long ago will be little compensation when this starts leaking…does that work for You ???
