I think what you meant to say is that a home inspection license does not automatically qualify a person for a code inspector license and vise versa, or automatically allow one to perform services in the other field.

I think you are having a problem expressing your opinions which is why everyone is scratching their head wondering what the hell you are talking about.

I have run into situations on new builds especially in areas outside of Phoenix (eg Sedona) where I have found referring to a particular new code helps the inspection process. Many times I have had situations where sub contractors and sometimes county inspectors have disagreed with my findings because they are not up to speed on current building codes. I never get pushback from them once I give them the code. It is a precarious position to be in but it does occur.

I agree with you Paul. We should be able to support our opinions. And people will disagree with us and that’s ok. If I have a concern (as a generalist) and it turns out to be a big nothing burger, it is not the end of the world. Of course I try to minimize this.

And sometimes the contractor is just wrong. I recently reported a brick problem. The contractor stated it was merely cosmetic and just needed more caulk and more pointing. I told the client to get a second opinion, which she did to her advantage.
