4. Polybutylene pipes being used, can deteriorate and lead to leaks. TPR tube appears to be reduced at the copper elbows. Hot (outlet) side is only 1/2"… Depending on size of home, this can lead to reduced hot water pressure.

#4 - Water heater was observed having its TRP valve terminate into an indiscriminate place. The visible portions of the homes plumbing appeared to be polybutylene. Polybutylene pipes can become brittle over time, especially when exposed to chlorine in water. This can lead to cracks and leaks. Polybutylene pipes may impact your ability to obtain homeowners insurance. We recommend a licensed plumbing professional further review the plumbing of the home before the close of your inspection contingency period.

  4. Polybutylene (PB) piping and improper installation observed. This type of piping is known to degrade when exposed to chemicals commonly found in the water supply (such as chlorine) eventually leading to micro-fractures, leaks and potential water damage to the property.

  1. False. At best it’s sloppy and could lead to unexpected sparks or corrosion.

Likely undersized pipe on the hot side.

Apparently changed anode rod (this is a good thing, but may indicate an older tank)

TPR needs to be checked for slope to outside.
Inflexible connection lines not allowed in earthquake areas.

Electric tank water heaters should be evaluated for failure time replacement with heat pumps or new technology.

Ground strap in the rear apparently connected to plastic pipe: not going to do what you might think it would do.

Copper and steel jointed at outlets with no transition or dielectric.

Possible stored goods near heater.

Elephant snot and toothpaste used to repair wall.
