I performed this inspection today on a single level home that was built in 1999 with trusses. I noticed this while accessing the attic. I noticed the ceiling wasn’t Drywall it was 2" Styrofoam sheets floated with mud and textured. I am sure this is wrong for many reasons the first thing I think of is fire rating is this something that is acceptable anywhere? input would be appreciated. I’m not sure how to write this up other than for the fire rating. Thanks in advance.
The fire rating should be enough to raise a serious red flag. It’s also highly likely to crack during normal home settling.
Maybe link your report to a video of foam burning “like solid gasoline”.
Are you in an are with a building code or building inspections, and if so what do the permit or inspection records say for this home?
Are you talking new build everywhere, or an addition or refinishing?
I gotta ask just because it is not obvious in the pictures, are you certain that foam wasn’t just laid in the bays over the drywall? The portion you are holding up for the picture, that’s just the access hatch correct?
Yes that’s the access. There is a picture that shows the foam attached to the bottom of the truss. It’s still very hard to see from a picture. But in person you can feel the foam type feel in the field. Very odd. I’m calling it for the fire hazard and letting them have a contractor call it out for the other reasons, that are many I’m sure.
I am getting records but it is somewhat irrelevant I think. Since the fire rating of the foam is not sufficient. I like the idea of the video.
Build in 1999 should have been inspected by a City inspector.

Just curious, what did the seams between the foam panels look like from the underside? I see that it is textured but it seems like they would have been very visually obvious and unacceptable to a homeowner.
The seems weren’t obvious at all. I was shocked to say the least when I observed it at the access.
