Sorry about the size of the image. But what do ya think about the spalling type condition of the foundation wall.

Just out of curiosity, is there any gutters on the home?

Yes there are gutters in working order. This home is typical ranch with an attached single car garage. The garage although a slab, would be adjacent to this foundation wall. One thought would be that the old furnace had a rear open diverter, and some drafting issues. Any thoughts.

There is a 90+Bryant that is just a few years old. The hot water tank had a liner dropped and termination seems also to be a few years weathered.

If there had been a open rear diverter with a bi metallic draft saver that wasn’t doing it’s job. Over time could it have eaten up the block in this manner, or is that just 4 years of poor chimney drafting, or condensation.
