I’m performing an inspection on a high end home next week where Chinese Drywall has been know to exist in the development.
My client of course is concerned, the home was built in 2006.
I told him IN WRITING it is beyond the scope of inspection but I will randomly do a visual check as a courtesy on some receptacles, AC coils, etc. but again, will not be part of the report & I cannot warrant one way or the other.
This will be added to the pre-insp agreement.

I sent him this link to explain that even a thorough check with X-ray fluorescence may not be perfect.
