Watch out Scammers a foot

All new and other inspectors. Watch out. I just had a guy a couple days ago text me and ask for a home inspection. I sent him the paperwork and asked that he fill it out and have it ready once i arrived . He writes me back 2 days before the inspection and says that a check is on its way and he accidently wrote it for more than the job. He wanted me to give the money via cash app to the floor guy. I sensed some thing off right after he said that. I called the Agent, and the home owner and they never heard from the guy And the floors are brand new and were not aware any one had purchased the home. I am handing the check and the packaging over to the Sherrifs department once it arrives. Please be careful. Just wanted to give you all a heads up. Do your research.

If you want to avoid and pretty much stop falling for a scam; Stop taking orders for inspections via Text SMS! Once you receive a text, reply back asking for an email and phone number. Tell them it is a company policy that you must have this before taking an inspection order. Tell them that you will send them your agreement so it can be returned within 24 hours of the inspection along with payment only for the inspection.

This will stop them as they will not do it!

Not hardly, they use email too, unfortunately. So the opening gambit still happens.

Could be but, this has worked for me. Most do not want to provide an email or phone where they can be tracked.

Yep. Had one last week that started via TXT and they sent me an email address. Funny thing on that one was the listing agent was having an open house a few blocks from my house that day, so I went by there and showed her the message string. She had no idea that people were doing stuff like this.

Another that made contact via email. The give away on that one was the wording. It was nearly identical to the many fake text message scams, and the email address they used was spoofed.

I’ve been getting emails, voicemails & texts for a number of years now about someone needing a home inspections, and most of the time they can’t string together 3 words that don’t totally give them away.

Also, there are many threads on this MB on the subject you may want to check out to help you reconize what to look for.

Got the same text. But when he said he would provide the code for entry because he is working with the seller I knew this was bogus. Sent back a text canceling any further conversation.

That is a scam, be careful, it is a counterfeit cashier’s check, to verify go personally to the bank to verify it and then file the complaint.

Miguel, it’s also a check made out to Marc’s dog, Anna Tita. Wonder if he would need to take the dog to the bank too for verification… :thinking: :wink:

If you are a pet owner, you know that they indirectly already do. I have two German Shepphards and three cats. My wife spends enough on them without them having to leave the air conditioning to do it themselves.
