Yes… I’m in the DR right now. My wife and her son just got their VISA’s approved to come to the US. It took us 1.5 years and a ton of money to get it done.
My wife, Liz, had to save money for 25 years to buy her first used car. Now, after she heard about her new home in the US, is happy beyond words. This is her picture bleow.
Damn, went thru the whole thread thinking DO IT. But at the end John won. If he changes his mind, I will put $5000 down and close any time you want.
Gotta read faster next time.
My thought as well.
Might have bought it and rented it for income but that would have taken research and time.
Put it this way.
Nick is a ex Agent and did not see it as income.
The vendor and Nachi partner wins.
I think what you’ve done is generous (both for the 1st NACHI inspector & John).
Now that I’ve said that, it scares me to death thinking that buyers can simply decide they’ve changed their minds about house #1 ------- wanta buy another house - so they call, whine a little and somebody is gonna buy it back (UNLESS there is a significant issue inspector #1 missed, like $8k-$10k of foundation repair needed).
There was absolutely ALMOST nothing in that report other than the possibility of foundation repair to twist a feather.
Agents, even in Wichita, love InterNACHI’s Buy Back Guarantee. We have an insurance company who provides much of the E&O insurance for real estate agents considering offering a discount to agents who solely recommend Buy Back program participating inspectors.
I’ve asked the client who bought the home, and who was the beneficiary of our Buy Back Guarantee to come on this thread and tell us about the home, the school nearby and the neighborhood. She has agreed to post tomorrow.
Hi! My name is Crystal. Nick bought our home back a few days ago. I have been telling him how great the house was so he asked me to post here and tell you all about it.
The original inspection did not have many concerning issues. We had them fix a few things and they did. After we moved in we realized it had some settling. We moved from Idaho and had no idea to look for settling issues because we just don’t see that over there. We called the inspector back in to look at it and ask him why it was not on the report. He did not have a good answer but was very nice and reminded us about the buyback program. We really loved everything else about the house and talked about it for a long time. In the end we decided to take advantage of the buyback program because we were worried that if we went to sell it that it would not sell because of the settling. We moved for my husband’s job and may move again so it was not a forever house. Nick was easy to work with and came through on his word and bought the house back. We moved about 5 minutes away so he has been having me help him out as needed.
Things I think the house needs done –
• Paint on the inside
• New doors on the bedrooms
• A deep clean (blinds, ceiling fans…)
• A few windows need blinds replaced (they are too large for the window)
• A few windows need new or fixed screens
• A cover on the back deck (maybe the buyer could do that)
• One bedroom needs the closet door fixed
• The settling issue and I’m not sure if one should lift that or not. The upper level and lower level are the only two levels that have the settling.
The house was custom build by the man that is on the neighborhood sign when you turn onto the street. That street has about 14 houses on it and is a dead end. Our house is at the end of the street. It has a cul de sac with a field at the end of the cul de sac. It is so peaceful and quiet. Between the house and the field is a large grassy area. If you walk back a little ways it has some trails and a wooded area.
Here are some other things that we loved about the house.
• The location is great. It is a very safe area and has a bit of a country feel but is very close to everything.
• Newer HVAC, roof, siding
• 3 bedrooms, 2 baths upstairs (the baths have some updates)
• Lots of storage
• Ceiling fans in several rooms
• The house is unique
• Updated kitchen
• Flooring is newer and does not need replaced
• Deck looks out on a large field
• Back yard is nice sized and easy to maintain
• The slope is good for drainage
• Had a nice brick fire place
• 2 and a half baths and the 3rd has room for a tub and or shower
• Quad level! The 4th level is completely underground with no windows. It is a great storm shelter and has a huge laundry room/storage area.
• 2 car garage to park vehicles
• Awesome neighbors
• Family friendly street
• Nature all around, including animals (frogs, deer…)
• Across the field is a 5 star K-8 school
• 1/3 acre
• 2000 sq ft
• Several living areas
There was one house for sale on our street this month and it sold in one week. I was able to see the home and it was not as good as ours.
Overall we miss that house but feel we did what we had to do. The next time we need an inspection we will be sure the inspector is a participating member of InterNACHI’s Buy Back program so that we are safe.
I am happy to answer any questions truthfully and help out in any way I can anytime.
