The true determination is how effective it is to bringing potential clients to your phone for a conversation.

Hey Jamie - no animosity meant here, but I thought maybe I could help clarify maybe some of the issues others are bringing out?
Grammar errors can really kill conversions. Most websites have them to one extent or another, but your site does have a few more than most, and they stand out a bit more. As an example, on your inspection services page, one of the first lines says “We’re not the “cheapsest” in town, but no other inspector will buy your house back if they miss a major financial burdern.” As you can imagine, that would turn a lot of people off, and your point is lost in it.
I know your website isn’t the point of Nick’s post, but I think some have tried to bring out some things your website might benefit from. Hopefully this small example helps you.

An investor friend of mine told me “an inspector from my church offers 120 day warranty with his inspections”. I was perplexed, my own friend was hinting he may use another inspector because of the warranty. After researching on facebook page and other resources, I quickly learned the home inspection warranties were a gimmick.
The two biggest turnoffs for me, which I explained to my friend why the warranty would not provide any value:

Starts day of or after inspection, we all know if can take an undetermined time to close on a home after the inspection. Typically, buyers have 10-14 days to make a decision after an offer has been. An inspections is a tool for them to learn about the home and possibly negotiate. If closing on transactions is held up by underwriters and title company for 1 month a 120 day warranty would be reduced to approximately 75 days. As new homeowner moves in, say 2 weeks, that gives them about 60 days for issues to appear and for them to take action.

A Home Warranty which typically last 12 months brings real value. I’ve used this a couple times. $100 deductible and no hassle. Just purchase the mid to higher tier package at closing.
My buddy also said “Yeah, but it’s good to get so I can make repairs”. What are your thoughts on that?
Lastly, there is no way I would be where I am today without InterNACHI. I want to soak up everything they offer from business course to every certification. Not only to be competitive, but to also better myself providing clients with great value.

It’s illogical, but it really doesn’t matter. you can’t or won’t convince him (or others) of the dubious value of these BS “warranties”.
Once he gets burned filing a claim, he see what the true value is.

“Is a “FREE” warranty worth it?
Read the fine print:
A 90 Day warranty begins on the day of the inspection, meaning by the time you take possession a full month or more may have already passed. Claims can only be made AFTER possession and WILL NOT be accepted after the 91st day whether it occurred within the warranty period or not.
It does not cover appliances or fixtures that are covered by a manufacturer warranty or older than 10 years.
A 5 Year Roof Leak warranty only covers the leak, not damage caused by the leak. And that is only after you pay a $500 deductible PER LEAK. You cannot use a contractor of your choice and it doesn’t include replacement shingles.
Also, check the reputation of the warranty company on Google. Multiple 1 and 2 star reviews should be a huge red flag. Some Google reviewers reported that claims have taken up to 6 months to resolve if they were even resolved at all.
A free gimmick is worth every penny your client pays for it … and often less, but never more.
Prove this to yourself by offering a gimmick you paid for to your client at the same price you paid for it. Listen to what they tell you.
I think we owe Nick due diligence for drumming up a reputable inspection home warranty. I mean, everything else he/InterNACHI has offered has been spot on. I may have found a few items cheaper than the Inspector Outlet, but most everything has been a bargain and pointed me in the right direction for starting a new HI business. I’m eager to see the new warranty, because like he said somewhat “it’s developed by us”, in other words, it’s developed by an organization that knows the ins and outs of home inspections.
My own personal opinion as someone having done inspections full-time for 39 yrs and part-time about 8 yrs before that. I’ve offered the 90 day warrantys thru various Warranty Company’s since at least 2003 and have only had 3 times where people made a claim. Of those times 1 was valid and it was paid. But 2 were outright clients trying to rip the warranty company off for things that were either not working to start AND had been written up in my report OR a shady clent and agent trying to get something paid for that the warranty did not cover.
I sold insurance for several years and no insurance OR warranty policy pays for everything that can go wrong. Many clients, agents OR even inspectors seem to forget that.
I used warrantys as a marketing tool to set me apart from the OTHER guy and give a plausible reason why my fee is about $100 or more than the next guy in my area on any given house.

Like in all facets of business, there are usually more bad ideas than good. You just don’t always hear about the bad.

That may be true for the very short time that you’ve been a member (a year or so). But not so much over the history of NACHI.
